What are your monthly outgoings broken down on average?

It will depend on size of property, suppliers and location as well as your lifestyle. Some are fixed ie. Council Tax or you could ask your vendor for an idea of what bills they pay and to whom.

Things to factor in are: council tax, water, gas, electricity, phone/internet, TV, possible service charge or money set aside for maintenance and repairs. Other than that: window cleaners, cleaners, gardening etc depending on what you want to get people to do and what you'll do yourselves. The exact amounts really vary - e.g. my council tax has ranged from 50 to 250/month... So you need to do your research specific to the location and property.

Life insurance to add to the list - consider critical illness cover. Depending how risk averse you are, cover for your appliances / boiler checks etc.

Maintenance is quite a big expense depending on the type of house.

  • council tax, you can find that out for the property
  • TV licence , £12 a month

Ones that aren't -

  • house insurance
  • broadband and landline (about £25 a month max if not fibre, if you are paying more switch)
  • electricity
  • gas if you have it
  • water
  • food
  • travel
  • car costs if you have one
  • mortgage
  • fixes
  • improvements
  • kid costs
  • savings
  • fun budget
