How can we turn this into a 3 bed? Pic included

For various reasons we are unable to move from our flat burn need to convert it to 3 bedrooms to suit our family. We are pretty minimalist!

Would it make most sense to turn the living area into a kitchen/living area and use the kitchen as a bedroom? Another option would be to take a metre from the kitchen to create an alcove within the living room where the kitchen could go, using the rest of the kitchen as a bedroom. Finally I'm not sure about the logistics of turning the upstairs bedroom into a Kitchen or living area as it has 2 cupboards which go into the eves but I have attended a picture of the room. Eventually we want to be able to rent the flat out so it needs to be suitable for these purposes also.

Any suggestions appreciated!

I reckon if you were willing to lose the separate shower, bright the bath around 90 degrees and stole a foot or two from the bathroom, you could do it. Might require a window for the kitchen space, or you could make do with a really dent extractor fan.

I think the previous suggestions of having a space for your daughter in the first part of the loft room is the least invasive and most cost effective choice . Put a stud wall and door into your part of the room for privacy and make sure there's an escape sized velux in the area where your daughter will be sleeping . Loosing living space when you have an additional person moving in isn't a good idea - when you decide to rent describe child's bedroom as 'Study'.

I would rent it out and move some where more suitable.

It's only a small flat and adding in a 3rd bedroom would have a huge impact on living space which would be a nightmare with three adults and a child.

Moving kitchen/living area to the master bedroom would probably cost considerably more than the value it would add but I would consider this the better option. It would still leave you in a three bed with only one bathroom

I'd split the living room into a single bedroom and living space with a door to the bedroom straight off the living space.

Cheapest and easiest and you can 'make good' before you come to sell.

Easiest, cheapest and most efficient solution would be to add a stud wall dividing the kitchen in two and open up the wall between the new (smaller) kitchen and living room with bifold doors. New door off the hall into the newly created 3rd bedroom. Minimal messing about and proportions of reception room and main bedrooms preserved for future letting. Also easy enough to remove the stud wall and reinstate the bigger kitchen in the future if needed. (I'll try and do a plan)

Slightly off topic but how practical will the flat be once an au pair is living there?

Whichever way you divide up the existing plan to make a 3rd bedroom you reduce the communal space so the au pair would be virtually confined to their bedroom if the family were in the lounge.

I have no idea about hiring au pairs but I'd have thought it might be quite tough to find someone who wanted to live in such close quarters.

Also cheap would be to turn bedroom 2 into the living room and then split the current living room into two smaller bedrooms, One would have to have the door off the kitchen rather than the hallway though.

Almost he same would be to turn the master bedroom upstairs into the living room and use bedroom 2 as the master bedroom.

I had a flat with a similar layout and it was split exactly as Scribblegirl has shown in her floorplan earlier this morning. Much smaller kitchen and bathroom but two decent sized bedrooms plus living room.

Not if they are from other cities where living space is at a massive premium e.g. Paris, Berlin
