If you put "guide price" and one number what do you expect from buyers?

House I really like (trying not to love) is £350,000 Guide Price. That's above my budget by 40k so I'm keeping an eye as it's only been on since mid April and we are in the process of getting on the market so not in a good position anyway. But, say we got asking price in the first week (unlikely I realise but bear with me) what would you expect as a seller if you had "guide price" in the details? Is 310k totally not worth the phone call?
House being sold has no chain (if that's relevant).

I think it's always worth putting in an offer because you never know! But I wouldn't be too hopeful if I was you x

If they have no chain, they might be willing to wait for a high offer e.g. probate. Or they might be desperate to sell e.g. repossession / pay off debts. Can you do some digging with the EA to find out a bit more?

Rubbish we have one to sell and would need a mortgage. Hopefully sticking with current mortgage provider as they've been so good but we will look around.
I just have no idea what "guide price" means.

We offered £10k under guide price on a house recently, & it went for the guide price to a cash buyer - I think it really varies depending on how much interest there is though.

AwkwardPaws - that hardly proves anything. Of course it's going to go to a higher bidder.

OP Everyone's circumstances are different. All areas are different. Houses aren't selling well at the moment (generally) so I'd give it a go. Nothing venture and all that.

There are 2 I like at 350k but one has been on since October and I truly believe it's over priced. It's quirky and very old which is probably why I like it but I could see why maybe others wouldn't. EA told us there's "certainly wiggle room on the price" as I said it was over budget. I don't want to waste anyone's time but also don't want to miss my dream house.

I think we'll see what happens with ours before getting carried away and then if we get a buyer we can make an offer from a strong position.

How are you all doing this with kids? I'm explaining it all to them that it might not happen and it's a very slow process etc. It's so all consuming already and dc seem totally unsettled. This house is all they've ever known.

No advice really on your original post but regarding your latest post. We are currently on our 3rd purchase as the last two sales have fallen through. This time I'm not mentioning anything or taking them to see the house until after we've exchanged contracts. With the first house, my son had chosen his bedroom and I was about to contact the local school all for it to fall through at the 11th hour. Really regret unsettling him now .
I'm sure you'll have more luck though!

I was just thinking if you don't need a mortgage, had nowhere to sell & were in a great position, a cheeky offer of around £310k might have been doable.

Depends on the vendors situation as to what they think are acceptable flexibilities around their guide price.

Our last sale had one fall through before we moved here. Can't really not mention it as dc noticed EA and we can't view without dc - never without them unless I'm at work 😩

Applied for a mortgage in principle and it's totally different to online calculators. No way we'd be able to move if that's all they'll lend 😩
