Ballpark estimate for works?

I'm sure this is asked all the time, but can anyone (perhaps people with experience of doing up properties or who have recently had lots of stuff done ...) help with some very ballpark figures to help with decision-making, and help make sense of quotes?

2 bed flat in London (zone 2).

It needs some work:

  • 2 x new bathrooms (one a full bathroom, one a teeny en-suite) - fitting, tiling etc.
  • a new kitchen - fitting, tiling etc.
  • new flooring (wood, or perhaps nice laminate) throughout the whole property.
  • new emersion heater (it's all electric and this is elderly and very scaled up).
  • replacing old storage heaters with something else (not sure what, maybe just new ones?)
  • decorating throughout the whole property.

Could anyone say (as noted, just an estimate) what all this might come to, including fittings and labour, in total? For various reasons we would have to buy in labour for the whole lot rather than being able to do it. For the bathrooms and kitchen what's required is just fresh/clean and new - low to mid price rather than luxury for budget - none of your Corian worktops.

I would be grateful for any help.

Based on quotes I've had for a fraction of that work, further out in the SE too, I'd be expecting quotes around £30k

I did similar minus 1 bathroom for £22k and that included full decoration, and some plastering and re-wiring

Thank you people (gulps). Presumably I need to add VAT to that as well. It's really helpful to have at least a ballpark.

Vat included on mine.

We did however install most things ourselves, which helped save money

I would estimate 30k plus Inc. vat.

Roughly our costs were -

Flooring throughout - £3000
Kitchen units - £3000
Kitchen appliances - £2200
Sink /tap - £300
Bathroom suit - £2000
Bathroom install including tiling - £2000
Plastering - £1700
Replacement front door and refurb of windows - £2000
Decorating - £1500
Skip hire - £300
Re-wiring - £2200
Plumbing / boiler repairs - £1500
Joinery / boxing in - £500
Blinds - £500

The rest was on all the little extras/fixtures and fittings
