what are your must haves for house

A wishlist can include so much but practically what do you think should be there in a house for say family of four

so far I have listed

  • detached
  • 3 bedrooms all atleast 10x12ft kind of size (no boxroom i mean) preferable on same level.
  • a formal living room
  • a kitchen/dining/living big family room
  • a study room (can be used as guest bedroom room when needed)
  • two bathrooms
  • utility room
  • garage
  • off street parking

what am I missing? what looks not so essential in the list?

kitchen with big wooden table added to list. From the choice of big island, small island+small table and big table, I am going to opt for big table.

So true about feeling of house. We saw a house, in pristine condition, décor like straight from houzz/pinterest, but it felt so cold with choice of whites+whites and cold tiles everywhere. Also being so new, it was on top of our budget and we could have no longer changed the décor to something more warm/homely and didn't go for it. I am sure someone else would have liked it.

My 'realistic dream' house if I didn't live in london would be:

Detached
5 bed
2 bath plus downstairs toilet
Big kitchen diner
2 other reception rooms
Garage
Drive
Utility
Loft or cellar storage
Medium sided garden, not overlooked, SW facing
Not on a busy road
Walking distance to some shops and bus route
Good feel
Good light

But since I live in london I've settled for a 3 bed terrace but I do have a south facing small garden which I love :-) Also there is the potential to get the big 'super room' plus one other reception but I don't have the money to do the structural work at the moment.

Just adding to the list...

Cloak room at front door for guests coats and shoes.

Boot room thru side door for everyday family shoes/boots/coats & dogs.

SEPARATE utility/store room (could be garage are accessed from kitchen)

SEPARATE laundry room (not combined with boot/utility) - upstairs or if bungalow next to bedrooms section.

Family TV snug / playroom - with lots of CONCEALED toy/craft storage - this room needs to be directly off the kitchen with own access to garden.

1 full family bathroom with separate shower (not over bath).
2nd family shower room with toilet upstairs.
No ensuites.

Key space is huge (but cosy) kitchen - aga/island/pantry/long table/sofa + openfire/woodburner - open on to garden/terrace.

No dining room
Modest formal lounge
Small office/study

tovelitime, That is nice. I am also hoping that with extension I would have most of the things from my wish list though the garden wont be that big. It would be 50x33ft, anyway enough for me to play in dirt. It is so difficult to find a house with big garden in our budget in this area.

  1. Must have High ceilings (at least 2.8m High downstairs and near similar upstairs) hate low ceiling that feel oppressive...never again !
  2. Must have large rooms...at least 5m each way minimum (again hate feeling of being 'boxed in')
  3. Downstairs toilet off hallway (not under the stairs as way too cramped and no window for natural light)
  4. Low maintainance garden, preferably paved in sandstone (hate concrete slabs and those god awful pinky toned block paving... so naff looking)
  5. Open plan kitchen / diner (no sofa anywhere near a kitchen worktop thankyou as will stink of curry!)
  6. Separate Living room
  7. Office downstairs
  8. Big windows (hate tiny little windows)
  9. House must be characterful like have a nice intricate staircase and nice floorboards (hate laminate or engineered wooden floors with a passion!) nice fireplaces etc..
  10. must have offstreet parking for at least 2 vehicles
  11. must have space for extension if need more space ( I am lucky as my house is huge anyway and don't need to extend anything)

For me, the most important thing is that it's bright. I don't mind if it's small or how many rooms, but it has to be bright and preferably have an electric cooker.

West or South facing garden, ideally not overlooked. Not on a main road. Offstreet parking for at least 2 cars.

We live remotely so my wish list is different to most.

Generator connection.
Gas lights or solar power for lights
Wood stove with boiler.
Root cellar
2 car garage
Workshop
Barn
Minimum of 50 acres
Fresh water access on the property

Our requirements which we got were: (just the two of us + newborn)

Min 2 beds with scope to extend up or out
Character
Driveway for 2 cars
Large private garden
Kitchen you can eat in
Two reception rooms

What we didn't get but would have liked -

Front porch
2nd bathroom

4 beds or 3 beds and a study/loft/hole to house the friggin collection (don't ask)
Not tiny
A garden not a yard
A reasonable sized kitchen.

Everything else would be a pleasant extra.

There's been a handful of houses that meet our list within our budget (£150k) but that's largely because we've compromised massively on location. Just to sell ours now.

Anything that comes on the market in my area would be a big hit ! Been watching for months :(
Ideally garage,
2 reception room or large kitchen diner
3 bed with room to add loft conversion or 4 bed.
Enclosed rear garden
Downstairs toilet ( ideally but not a huge deal breaker)
Dropped everything else I would like as nothing on market but these are must haves.

Putting off going on the market ourselves.
Bungalow sold in less than 24 hours on my road , no 3 bed bungalows on market so go super fast. We want a house but nobody's moving out the area and everyone wants to move here. 2 minutes from shopping centre, everything you could want from Argos to Asda but 2 minutes opposite way is countryside and and country parks. It's too perfect and I can't compromise on location due to school ! 2 miles away I can get what I want with change in my pocket from sale!

Proper detached house (not close to neighbours) with large plot.
On a road not congested with parking or rat run to school. Kids can cycle easy.
3 bedrooms, one with ensuite.
Ability to have a kitchen diner with island.
Double garage
Ability to extend if needed in future.
2 reception rooms.
Downstairs toilet & utility room
That feeling when you walk down the path - that its home.
Close to a decent rail station.
We managed to find above - it's a renovation project, but we love it.

Proportionate sized bedrooms. We looked at a lot of 3 bed houses that had 2 small-medium sized double bedrooms and a tiny box room.

That's trouble I find the box room so hoping to go into loft and use box room for stairs
