tricke vents- building regs say yes, planners say no- thoughts?

so just that- listed building in conservation area- planning permission says no trickle vents but building control say we need them- ??? anyone encounter this before? thanks

There are certain windows that have a concealed trickle vent- it's just a discreet strip across the top rather than a bulky stuck on thing.

Or ask BC to talk to the planner and let you know when they have agreed!

sometimes they are not legally required, but if you see how many people complain about condensation and mould, I'd always recommend them. If you dislike ventilation you can close them. Some people do.

It is much more difficult and expensive (but not impossible) to have them added after manufacture.

Listed buildings don't have to comply with Building Regs. And I agree trickle vents aren't appropriate on a listed building. They're not necessary anyway, plenty of houses don't have them and don't have a mould or condensation problem. Particularly if they're older and there is natural air flow through the house as they haven't been designed as a sealed unit.

If BR are insistent after you have asked your planning case officer to speak to them, you can get concealed ones which are hidden in the uppermost transom.

Listed building trumps building regs. For an old house you probably won't need them either. Can you speak to your conservation officer and get them to have a word?

Don't know the rules and regs.

However parts of our house are very old (not listed) and all of it has thick walls meaning the windows are a little recessed which create little pockets of slightly colder air.

We have trickle vents on our double glazing, which we're all shut, cue black mould growing on the window sills. We opened them all quite a few months ago and no more mould.

Ours look quite ugly though, so if you can get concealed ones I would definitely recommend.

We've just ordered windows without trickle vents and got round it with building control by agreeing to an instal air circulation system. It actually works out cheaper that the vents on each window.
