Estate Agent 0% commission offer: Yay or nay?

A local estate agent is offering a 0% commission deal. Which sounds great, obviously. But that saying about how if something seems too good to be true...

It's a new office of the agent we used when we sold previously (in a neighbouring area) so I would be confident using them generally. A lot of buyers who are priced out of the neighbouring area move to ours, so I think they will have suitable buyers on their books (and obviously it will be online anyway).

Our house is in an area where demand is strong, and of the style people generally prefer so won't need a lot of help to sell.

What am I missing? Would you go for it?

Note: It's not Foxtons.

Is it single agency only? If so for how long? Will they put the property on websites such as Rightmove? Will they do viewings if you want them too?

Your last line is crucial!!

I would go for it, but read the small print very carefully - you might find yourself looked into an exclusive agreement for a long long time, for example, so if you find things aren't progressing as you want, your hands might be tied

Gizlotsmum It would be sole agency, which is fine. Interestingly, no where in the small print does it say for how long. Will check! It will go on Rightmove and Zoopla and they'll do an open house for viewings (ideal as I only have to tidy once!).

Yes check the small print but it should be fine they just want to win instructions fast to encourage more people to use them.
They want good stories for marketing not bad ones.
If you like the agent then go for it.

My parents did this with Foxtons, they sold the house for £200k more than another agent had given as the price & it saved them a fortune in fees. I know people hate Foxtons but I have to give them their due, the brochure they did for the house was amazing with brilliant pictures.

Sounds like a promotion to get people to start using the new office, key to establish how long you will be committed to give them sole agency. And at what point do their fees go up? I think six week would be reasonable, but would not sign up for longer incase you do not think they are doing a good job.
