2017 cost per m2 extension??

Sounds like building costs have increased a lot recently. What price per square metre is the norm for an extension these days in the SE--just to build a family room (i.e. no kitchens, bathrooms etc)?

So top end spec with underfloor heating etc in SE is around £2500, very basic £1500 and mid range £2000 according to our architects. We have just finished our extension and it was bang on £2500.

What does that include Cacofonix? Not the VAT presumably, but flooring and decor etc? What about architects, structural engineers, planning fees etc - not included? Can you tell I am a total novice?!

I think those "averages" are generally to a plaster finish (so no flooring / decor etc) and don't include VAT.

Ours came in at £3000/m2 including vat, UFH, flooring, decor, electrics, sky lights and bifolds (expensive!), planning, architect, build regs.

By the time you add in the kitchen , plumbing, well it's a lot higher !

We are currently having an extension now and it works out to be £1500 per m2 and that is upto being ready to decorate. 3 rooms single storey

Our architect reckoned on between £3k and £3.5k per square meter for fully finished (e.g. Lighting, bathrooms, carpets etc). We reckon she's probably about right. We're in city with ridiculously high property prices.

Yes £2500 didn't include kitchen and flooring but did include VAT and massive sliding doors, wet underfloor heating and all finished to painted plaster.

Just to add though our building quotes varied greatly with over £100 000 difference between them. We live in SE London and do suffer from London prices so get a range of quotes.

This is all so helpful. Thanks. I had heard £3.5k where we are which makes things too expensive but if it is £2.5k it should be possible.
