On the apartment, your blurb needs to talk about the potential for an income stream or granny / nanny annex, rather than "we let it out on airBNB". Let potential purchasers think about how they could use it rather than be restrictive

So you need to get the photos of the apartment out from the mix of the main house photos.

Something like

Front of property
All the main house photos
Garden / exterior shots
Apartment front door
Apartment properties

Is there potential to turn the old shop front back into commercial premises?

The front "parking" looks like a building site. It really detracts from the house. If that's the only potential garden, I would anticipate that's a big cost, and then where do you park?

Also, if the annexe is separate, you have a really disproportionate house. I doubt a 5 bedroomed house would appeal to anyone with just a lounge and kitchen downstairs. I imagine anyone looking for a 5 bed would then have to factored the cost of making the annexe part of the house including the shop front etc. I don't know the area so does the asking price reflect that?

The decor looks like it could be updated easily so that wouldn't put me off.

How long have you been on the market?

I'd also say can you rearrange your sofas in the living room. Right now it's all lined up against the back wall like being at the cinema so it's not good for socialising to have to sit in a row like that, I'd try to rearrange so people can see each other, otherwise it looks like the living room is too narrow. Maybe a L shape?

Bathroom piping and that odd piping in the bedroom scare me. I also find the black/white decor off-putting. I know the area (used to teach in Telford) so I know it's quiet. But overall I would worry about the quality of the 'work' and that it would all need refitting hence I wouldn't view.

The rooms in photos 6, 7 and 8 look like they are waiting to be redecorated as the rest of the house looks very nice and modern and those plain (and in the case of the bathroom, not finished?) in comparison. However I would view that as a blank canvas so not a down side really. Lack of garden but you can't do much about that. If it can easily be reinstated maybe you can get a quote for that and add that to the details?

Agree with all the other comments - it isn't immediately obvious what the annexe is and that it could actually be really useful for someone looking for a rental opportunity. I would think most people searching Rightmove for a 5 bed house are looking for a family home (e.g. with a garden and traditional layout). I would imagine your home is more suitable for a couple/family with older teens who want to be in the centre and have an income source via the rental. This identity needs to be clearer in the listing.

Agree also that the exposed pipes in the bathroom give the impression the house has had some botched work done, and would make me wonder what else has been done cheaply/shoddily. The pics of the rental areas need to be clearly defined and separated from the pics of the residential areas.

It may be the agent's signature style to start out a listing with details of the area, but this gives me an impression that they are struggling for positive things to say about the property and so are drifting into talking about the general area. This blurb should be at the end of the listing not the start (if it must be in there at all) IMO. Isn't it true that most people moving house are moving locally?? So most people will know what the area is like, they want info about the house.

The fact there is no picture of a garden would make me think there isn't one worth showing which is important for a family home. Could you do something to the outside space to show it off a bit? The exposed piping would also put me off.
The kitchen is lovely and I don't think buyers should be put off if they don't like any decor as that's just personal taste and easily changed. The unique selling point is definitely the fact that it can generate a second income.

To me it feels really disjointed. It's a listed house but it's interior is very modern and characterless. Sorry op. I hate the lounge decor and the bathroom with exposed pipes would worry me.

I'd be thinking I needed to spend £££ on it.

I can't even work out how you'd get into the property. Sorry OP you need to have that estate agent listing done again. Make clear what the annexe is - its a selling point.

I agree that there's not enough pictures and it's not clear as to what pic relates to what room in the main house/the annexe.

The pictures are generally quite bad though and I agree with pp that your table is too big for the kitchen - it looks like only a couple of the chairs are useable without pulling the table out right up against the units.

I also thing your living room needs an overall - the wallpaper is oppressive and does go with your (quite old fashioned - sorry!!) sofa and multicoloured tapestry throw.

I like the decor in the main bedroom and the shower room. I would wonder what the rest of the bedrooms are like though, in the absence of any pictures.

The bookcase in the second bedroom shown (the one with the zebra print thingy) definitely needs a tidy too! And the stepper needs to go in the garage!

It needs better photos of the outside. I can't figure out where the front door is, even looking at the floorplan I find it confusing. It seems like you go through a building yard sort of area to get to a porch, is that the front door?
The decor doesn't bother me so much but I would want to understand better what I was buying before deciding to view or not.

I would have the kitchen photo as the main one, as its the best. The outside pics make it look confusing and lacking in any outside space at all.

The living room looks like a corridoor - can it be laid out to look better? I wouldnt want tk buy somewhere where all my furniture had to be placed in a line.

The particulars are very badly written with irrelevant information, no room sizes and no paragraphs. I think they need complete overhaul. Also it would help to have enough pictures of the outside to understand space, access, parking.

I find old houses with very modern decor odd but that's easily changed if you can be confident structure, wiring etc is all good.
