First day offer - wwyd?!

We put our house on the market on Friday, had three viewings today and one offer! The house is on for £140k, and the offer is £138k; buyer has a very short chain and ready to move asap, as are we...

I've never sold a house before - would you take the first offer? It's higher than we expected!

We're in a similar position and have decided to let the others who have already viewed have a chance to put offers in aswell if they want, but we're not going to continue to do viewings after that I don't think. Exciting times - good luck!

You could allow any viewings which are booked in but if you accept the offer don't allow viewings after they have had their survey done.

I would ask the EA to see if they have contacted the other viewers about offers. We had three viewings in one day and ended up with offers from all of them so it went above the asking price.

I think of theyve offered a good price and have sold - then just accept it. They may have looked for a while and need to move I don't see the problem.

I would check with the EA too re other offers - sometimes (sensible) people like to think things over so may not put an offer in on the same day.

We did exactly this - I was delighted to not have to keep cleaning the house and keeping the kids out of the way, so accepted an offer from our first viewer. We were offered enough to let us move on so we didn't see the point in being greedy Smile

We were in the same position as you with an offer only 2k below asking and we accepted straight away. I know some people like to play the game but quite frankly the thought of loads of families traipsing through my house was always going to be a ball ache! (it fell through because our buyers buyer was an arse, but we put it back on the market and the same thing happened again, offer straight away, 2k below from ftb's) Good luck!

I'd say that as it was the first day of viewing that if they can go to asking price, you'll take it off the market and allow no further viewings.
But I live in a very expensive area and we were the only ones who viewed our house. Vendors basically said what I said above - we made an offer and they said asking price or it stays on the market. We liked it enough that we found the asking price.

I doubt 138 is their best and final. I'd say you'll take it off for 142/143k. Bet they accept.

I don't think it's bad at all to ask them to raise their offer or to wait and see the outcome of other viewings you've had. It's not playing games to explore your options.

We've accepted - they're lovely people and it's a good offer, plus it means no more panic cleaning with a small baby... Our first offer on the house we're moving to was accepted too, so it seems fair!

Congratulations, Cinderpi. I think it's easy to forget when you have been burned by a few bad experiences (bitter experience) that house sales and purchases can actually be quite straightforward when there are no complex circumstances and everybody involved is a reasonably decent human being. It sounds like you got the pricing of your house spot on. I very much hope that all goes smoothly from here for you.
