Would you be worried about the re saleability of a house if it'd be on the market for a while with no offers?

Definitely go in below 700, I agree 10% under but if you've seen other things go for less nearby, don't feel pressured to offer more just because it's priced higher. Even if someone offers higher than you on the same day, you'll be informed and can put in a counter offer.

Take another viewing before you do though!

I've never tried to buy a house that we haven't had to fight for and I've never tried to buy a house that isn't a total wreck!!

Houses that I've come across that have sat on the market have been overpriced and on busy roads although one we've been watching has FINALLY sold after 18 months and I assume that's because they threw in the additional (2 acres) land for free!

Speak to the agent, get a feel for what they say. They may have an idiot client who thinks its worth that and won't drop. Have you googled it (a lot), seen if it's been on with other agents, changed price, been on and off the market?

Sorry if I have missed it on the thread but how long has it been
on and typically how long do houses in the area take to sell? Council house issue will hugely effect resale......thread on here last week if someone who is really struggling to sell cos of same issue. The fact is, you are in a stronger position than you think. Be nice to the EA and try and get the background.
