Your home is lovely but I agree with pps about the garish colours and children's toys.
I had bright colours in the two dc's rooms but neutral everywhere else and toys only in their rooms. It's hard when you are actually living there to maintain the tidying and decluttering but it's essential.
There are a few houses in my area which are suitable for me in size and location but I have not viewed them because of the over the top decor which is a matter of personal taste. I would prefer somewhere old-fashioned but neutral as at least you can move in without feeling you have to redecorate the whole place.
I figured the estate agent didn't really matter when my house was on the market as sales are from online listings these days so as long as your photos are good, what else does an agent need to do to market a property?
You want to ignore advice about the colour scheme, that's up to you, but I think that's the issue, not the agent.
