If you've had an offer on your house, how long after the viewing did they make it?

We've had 11 viewings and no
offers as yet.
Last night my dh did a viewing and said it went really well and they seemed keen.
I've been waiting to hear from the EA all day but he said he hasn't had feedback from them yet.
If someone's going to offer would they most likely do it the following day?
I'm getting frustrated and despairing! We have had an offer accepted on a house we want but they're giving us until end of March to sell ours before they re-market it.

I can't think about anything else and I'm driving my dh mad😬!

It can take a few days to make a decision it's a big thing. We had our purchaser out on Saturday and it was the following Wednesday before we heard that he was deciding between two properties.

Thanks Fluffy, yes you're right it is a big decision. I'm just getting impatient and don't want to lose the other house.
We've had lots of viewings and have made our house look so nice for every one of them which as people will know, is not easy with 2 kids!

I'm just getting really disheartened now, especially as I love my house and am only moving for a bit more space.

It probably depends. I guess if someone knows they want it, they make an offer quickly. We had an offer on our old house within an hour of him viewing and I offered on this one about an hour after viewing, and the one we viewed before but didn't end up getting as ours hadn't sold. I knew I wanted them so didn't want to hang around and risk losing them. But I'm impatient anyway and always want to do stuff instantly.

I guess it depends if their house is agreed/ if they have a mortgage in principle organised? We viewed our dream house then had to sort those things before actually making an offer. I appreciate you offered before having that, but many agents would require you to have your own house agreed before taking another house off the market for you.

We received the offer on ours around 24 hours after they viewed, she was waiting on the photos being printed to show her husband.

Sorry should have added - we had a 2nd viewing then offered the next morning.

That's kind of what I was thinking Harry which is why I'm now thinking they aren't going to. DH on the other hand says give them a chance, they'll have been at work today, might need to confirm their finances or be looking at some more properties first etc etc.
I've been keeping a close eye on rightmove and after a slow period, quite a few houses have sold round here in the last 2 weeks. But not ours!

I would never put an offer in without viewing a house twice....a family member accepted an offer on her house today. They viewed it on Friday and then again yesterday and put in an offer within a couple of hours of the second viewing.

Thanks MissDuke. They are first time buyers so nothing to sell which is why I want them! I guess they could be confirming mortgage offer. Maybe they just don't want it but I'd rather they just told the EA and put me out of my misery. I am currently not easy to live with😩😬

I've never offered without a second viewing and leave at least a week in between but I live in an area where the house market moves very slowly. I know in other areas things are different.

Good point Faith, I hadn't even thought about a 2nd viewing!

Our buyers viewed 3 times and put an offer in working a few hours of the last viewing. Moving in 3 weeks or so!

We've just sold ours - a lady has bought it as a BTL, she saw on the Saturday and made the offer on the Monday morning. No idea how long it'll take, we need to find somewhere else now and I'm due DC2 at the end of April

Well we've just heard back from the EA that they loved the house & want to make an offer but need a little bit more borrowing. They've arranged a meeting with their mortgage company. So hope this works out as we have 7 days left before the house we want is put back on the market!!

We dropped our price by 15k to get a quick sale as didnt want to lose a house we liked. price dropped on tuesday, our buyers viewed on saturday morning, EA gets a call Sunday expressing interest from them and put offer in 10am on Monday for the new price! Just hope they dont try to re-negotiate the price as we told the EA that we cant accept any less!

We put our house in the market and then went on holidsy for a week so that the viewings could happen whilst we were away. It sold during that week which was lovely as we never had any viewing inconvenience.

Most people do to viewings before making an offer, I wouldn't expect an offer after one viewing. If you have had 11 viewings and no second viewings or offers either there is something wrong with the house or there is a lot of competition locally or the price is way high.

Not necessarily! There could be many reasons why an offer isn't made immediately.

I've never sold, but when we bought it took a week or 2 to make an offer.

The house we bought was the first we viewed, and was over budget by £20k.

We looked at another 10 houses over the following couple of weeks within our budget, and they were all really poor compared to the first one.

We went for a second viewing and still adored it.

We decided to scramble around to find a little more deposit money, and eventually made an offer a little under the asking price which was accepted 😊

I'm surprised how many people don't make offers until after second viewing. We have bought and sold 5 houses and everyone we offered after first viewing and the people who bought ours offered after first viewing.... maybe we're all just rash round here

My buyer only had 1 viewing and I offered on our current house after 1 viewing. If you know you want it, then you know. When we had second viewings, it was usually because we weren't actually sure and felt like a were trying to talk ourselves into it.
