Neighbours going up for sale at the same time

Our next door neighbour has an almost identical house to ours, decor a little different obviously!

And he's just gone up for sale. We were also about to sell. He's gone up at the same price as we were planning to, which is promising, but I'm guessing us both selling at once isn't great?!

Any advice? Would I be better to wait? (I really don't want to.)

Were they the same size, miaow? I'm worried that people will be more attracted to the three bed and pay more for it / want jr more (even though its slightly smaller and has two box rooms and a normal room versus my two big double rooms...).

Both my neighbours either side of me have recently gone up for sale. Within a week of each other i'm trying to not take it personally they're both identical layout, different decor but pretty much carbon copies of each other. Both up for the same price. They've both had quite a lot of viewings, separate agents but I've noticed some viewers are seeing one and then popping over to the other one to see if they can view that also. So similar might happen for you.

Our left neigbour put there house up for sale and had an offer. In the meantime the right neighbour had their home repossessed (was awful as they were such a lovely family with 4 young boy's Sad ) and their house was put up for sale.

They are both 4 bed but different layout and look. The buyers for left house pulled out and bought the repossessed house instead.

OP it is impossible to say which people would prefer! Ultimately he may potentially get more viewers as some will have to immediately rule out a 2 bed. When we did our searching online we filtered out anything less than 3 bed. However a two bed will suit lots of people, I am sure.

I personally would advise against an online agent, a good local agent will know the area and may well have a list of people who have expressed interest in a similar property. Our agent was brilliant and found our buyer before the house was even listed who offered the asking price, cash buyer too.

I should add - if people see your for sale sign and have a look they may realise how easy it would be to convert yours in the same way if they wish. Would be a much easier job than for example replacing the kitchen or bathroom - I would think those are the important areas. Also there's lots of buyers out there!

Okay so I've just had mine valued at £10k less than my neighbour's by a different agent. Same agent they used suggested same price.

The one who valued at less says neighbour is overpriced.

What should I do? Go with the same price? Or £10k less? (As I said, mine is a bit bigger, in better condition, but has two bedrooms rather than three...)

I think you can get a sale even if the neighbour's is for sale. Just make yours more appealing and get the agent to point out your larger bedroom could be split. Just ensure your garden is great, the carpets are in good nick and the kitchen and bathroom are clean and serviceable. De-clutter and mend anything that has broken. Then give it a go. We have sold a house twice with a neighbouring one up for sale. We sold first on both occasions. Presentation can do wonders!
