Why is Reigate so expensive!

I'm looking to move to Reigate as we live in one of the neighbouring towns. We love the area and the facilities there (probably why it's so expensive really), but by god it's so much more expensive there than in nearby places!
We live in a large house with off street parking, period features and decent garden, but for a similar house in Reigate it costs about £350k more than our house!
Just venting frustration really and any locals who may want to tell me it's worth it!

Have just realised that 'Lesbourne Village' is one of those wanky names started by estate agents to make little areas sound nicer.

I lived in Reigate for a very long time and had never heard of it, only Lesbourne Road which seems to bring back memories of a bus station although I thought that was in Redhill, would have been a long time ago though.

There was a bus depot on Lesbourne road but that is now office buildings. There also used to be a petrol station which is now flats.

Lesborne village , nutley village and redgate are all wanky names made up by the estate agents - one inparticular seems to have started it and the others now also do it.

I don't know the area but that's hilarious. Grin Is there anything villagey about the 'villages' or just a grid of houses with office buildings/flats in the middle?

To be fair Lesborne village has a couple of hairdressers a bakers a launderette a Florest an independent wine metchant, a cafe, a party shop, a nail place a clothes agency and a cafe - it sounds like it has loads but it's defo not a village. Just a row of shops a few hundred metres away from the main town.

The only shop in nutley village has been converted into a house so you are left with a kids hair salon and an old fashioned hair salon (I think it's still there) oh and a pub which used to be a shit hole - not so sure anymore.

That sounds similar to a parade of shops near me. EAs can be so funny. I do remember Battersea being South Chelsea in EA particulars a few years ago Grin

As context, we've lived in Reigate for about 8 years and I grew up in the area before that so know how the town has changed over the last 30 plus years.

It's expensive because it's lovely in a way that only a few towns in the south east are, and cheaper than London, so its affordable to those taking that particular route.

My wife and I bought our first place in London where we were working but it was a massive stretch so like so many others when looking to upsize to house a growing family, we couldn't make the jump in London. We didn't want anonymous suburbia, we wanted a place with character, where we could walk to shops, restaurants, a nice park, schools, supermarket and cinema. Reigate has all of that in spades and is set amongst some of the most beautiful countryside in the south-east.

Parking and traffic is an undeniable pain but by walking and having a small car we manage just fine. Really - people should stop buying such stupidly bloated cars and drive less. For our first two years there we were a member of a car-club. There was a zipcar in Reigate - I swear we were the only ones in town who used it so our very own VW Golf and a guaranteed parking space for £6 a month.

We were hideously naive about schools however, but our kids got into all the ones we wanted (via stressful waiting lists a couple of times, so I don't want to underplay it too much), and the schools really are excellent. Our eldest went to Holmsdale, and our youngets to Doversgreen. Both worked well. Both got into Priory School no problems and with it's painted ceilings and secret doors is not your normal state school.

Now, our eldest at 11 can walk to Reigate School on her own or into town with her friends at the weekend or hang out in Priory Park and although that's slightly scary for us, we know they'll be ok. Our neighbours are lovely and although there are some in town who have disappeared up their own posteriors, that is unfortunately a Surrey wide thing. New money innit!

Anyway, we love it here.

Oh, and yes - we live in Lesbourne Village.

I hate the name. It does sort of describe a distinct character area that doesn't otherwise have a name though.

The Victorian bit south of the centre basically. It does it's own little 'high-street' bit I suppose, but it's less than 5 minutes from Reigate High Street anyway.

I once saw an estate agent describe a property as being within Reigate's 'Golden Triangle'. Never did figure out that particular bit of toss! Confused
