asbestos cement ceilings

Hi again, we are seriously planning to go ahead a house with asbestos cement ceilings. Only one we can afford in our area :(

We need to rewire the house too which the electrician said it is fine, he just needs to prepare properly e.g foam the area, mask and etc

The question is, do we overboard for half the price of removing it?

We have 2 beautiful boys so hate to put them at risk.

You might be told it's harmless etc. But personally I'd get rid of it.

We have asbestos in the artex in one ceiling. We have an annual survey done it.

Surveyors advice is to board over. Dot and dab boards, then get a ton of blue tack. Place each board screw into a tiny blob of blue tack, screw into board then bin the blue tack.

Probably a higher risk to disturb it by removing than to board over. Standard advice is generally to manage the risk by covering over, and your electrician has experience in managing the rewiring.

You will need to declare it if/when you come to sell on though.

White asbestos (chrysotile) has a lower risk than the blue and brown asbestos minerals.

Have you got enough headroom for a suspended ceiling?

Otherwise, the only dust generated will be from drilling holes for the new plasterboard - contractor should use a drill combined with a vacuum and drill through a blob of paste or foam. Once the boards are up and skimmed, the old ceiling will be sealed.

How will they find the joist without smashing the ceilings? Sorry for the 100 questions?

Use a stud detector plus the "tap tap tap thud" method - once you pick up a couple of joists you should be able to work out the spacing and pick them up more easily (unless the house is very old, in which case the joists may be irregular).

You may just need a competent contractor (i.e. Someone with suitable experience) rather than a licensed contractor given the duration of the work.

That's what the blue tack is for. Catches the dust / particles when you drill.

Just difficult to find the right people :(
