Do you know the area well? That seems to be a lot of money for a new build in Walsall when there are those lovely big Victorian houses.

They are both nice houses. Personally, it'd go for the new build. It's got a lovely canalside setting and it's detached so you wouldn't get any neighbour noise. I'd also prefer it as it's arranged over 2 floors so there wouldn't be much running up and down. I do agree that it's very bland but I think it could be made a lot more interesting with colour and interesting furniture and artwork.

I really like no.1, new house to me says warm and draught free. Period properties have character but are much more difficult/expensive to heat.

I dont like new builds but #1 looks lovely once the b and m artwork is removed. Canal not a problem, far less dangerous than a road.

Common nearby, walking distance aldi - what's not to like?

Do check flood risk as developers dont care, and it is a huge house on a small plot as standard.

@raisin yes I have my house to see. Went live today although the pictures are rubbish and there's no room sizes, nor have they mentioned the second ensuites. I shall be ringing them tomorrow Angry

I loved the second one until I viewed the first today.

Second is a walk to school for one child at the moment, 2 as of next year and 3rd in 4 years and an ok drive for siblings until such time.
First is a bus ride to school and a short drive for siblings

First is not a great area altogether although is a town. I've asked on local selling sites to locals and they said it's nice. Estate is 10 years old. It's a old mining town.
Not in a flood zone.

Dining room much bigger than it looks, bedrooms easy big enough in first.

Second in bigger town, cinema etc. Has a bit of a bad rep in town centre but outskirts desirable and old.

Second needs all bathrooms doing and kitchen but IMO, reflected in price. Bedrooms brilliant sizes.

Dh would have kittens every single day over the first house carpet. Grin

House 2 has far too many bathrooms.

I love e P c s. They suggest solar panels which they calculate will take about 500 years to pay off..!!

The second one is lovely.
My Mum used to have a house very much like the first one, it never felt cosy or comfortable.

Of course it's got no soul, it's a show home!! There's no-one living in it.

I like it. I love the split landing and the rooms are a decent size. Kitchen is a bit naff though, I'd have liked something more contemporary. The garden isn't a bad size for a new build either.

Both are fantastic. Less maintenance for the new build.
It's like watching that program house in the country on this thread with some of the comments, some spoilt people seriously.

I don't mind new builds per se, (spelling?) I just don't like it when they build hundreds of the same house or similar all rammed in close to one another and all you can see when you look out of an upstairs window is a sea of orange roofs...I would love that house more if it was on it's own, but then it wouldn't be £395,000!

@sidge it's not a show home, a couple live there. They've lived there 8 years and are moving to another new build.

The stairs in house 1 would drive me crazy with the need to go down a couple of stairs and then up a couple of stairs to get from one side of the landing to the other.

I like both houses, there are pros and cons to both. It's a cliche but location location location, go with the best area where you are most likely to make money and sell on easily (if you ever want to).

What type of property are you currently living in? I ask as it will make a huge difference to how you proceed.

@fallenempires I live in a huge 5 bed detached house in an acre of land. On a busy dual carriageway and can't walk anywhere.

I lived in Walsall many years ago, if I had to go back I'd definitely go for the Highgate one.

No 1 looks much more spacious and practical for a family. The decor is a bit showy, it would look much nicer with more homely style. I would jump at a house like that for my family and the enclosed back garden would be fabulous for younger kids. As much as I love period properties, no 2 looks quite dull and not especially characterful, it could perhaps be made nicer but will take a fair bit of money.
