55k for a kitchen extension?

We are planning a kitchen extension maximum size 3x7m. It will extend our kitchen out and go across the back of the house to form a kitchen dining area.

Will 55K be enough for everything?

We are looking at a good standard of finish, Howdens kitchen with Island and a cloakroom.

I have read so many things i.e. 1200-2000 per square metre but then there's VAT; is this included in the cost per square metre or is that extra?

We plan to get trades in ourself as we have trusted people but I am cautious about giving the go ahead as can't afford anymore.

What are your experiences?

Ours is 9.9m by about 3.2m. Pitched roof (+ a hip end due to style of house) we need a huge amount of steel as we're knocking out the whole back of the house. 3.6m bifolds, 3 velux & 1 window. It was initially going to be Cotswold Stone, but we're going for Cedral cladding. I got 7 quotes ranging from £50k- £110k, not including painting, flooring & kitchen

The quote we've gone for (inc vat) are:

Shell £47,500

Electrics (I've specified a lot!): £2600

Plumbing (inc 26sqm of wet underfloor heating) : £2500

Plastering: £3500

Screed: £600

Flooring: £3500

Kitchen: units £8,800 (DIY Kitchens), worktops £3,500, appliances £1700, fitting £2k

We'll paint it ourselves and paint will be £200

I'm a bargain hunter and all those were me shopping around, there's no way I could get below that. Eg one flooring quote was £5900......

Supa could I ask for a rough cost on your doors/glazing? We're after something similar retrofitted.

Family had a large extension done 5.5m by 9 something like that. Pitched roof inside kitchen etc. Also east anglia. Around the figure you are looking at but 3 years ago. London and Suffolk builders were very good op.
