£200 per sq metre build cost reasonable?

The architect has suggested it costs £200 per sq metre to do an extension (not including sanitary ware). Does this sound excessive to you? Huge thanks in advance!!

Ah meant to be square foot @ £200!
But a metre would be approx £2k
So you think that's about right overthehill

Not excessive, but I would expect decent quality finishes at the price.

I'd say that is towards the expensive end (but depends on area etc), not ridiculous though. And probably a good idea for budgets to start off high.

Of course it doesn't mean anything until you get an actual price....

Our kitchen extension with high quality fittings /floor etc was £2k per square metre. It involves demolishing 5m of external wall and 2 steels

Yes the total cost for our extension which was 5 x 3. Metres was £32,000 including limestone floors, kitchen with oak worktops, an island and intifrated sishwasher and belling range oven

I'd say £2000 per sqm is top end but would expect it to be plus VAT and that to be just to plastered walls / electrics / plumbing done. I wouldn't expect it to include kitchens / bathrooms / flooring etc.

What makes a build top end if it's just plastering, electrics, plumbing and doesn't include flooring, bath/kitchen fittings etc pls? I'm struggling to see how plumbing etc can be top end - I get how flooring & bath/kitchen could be!

Well my husband had to labour on the site every Friday for the two months it took to build it. We also used his cousin (carpenter) to build the wood doors/oak kitchen tops so we managed to get the costs down that way. We did have two quotes from builders who wouldn't permit him to help and that included the kitchen that came in at £40,500 and £39,000 so we saved about £8k
