What's wrong with my house?

Name changed for obvious reasons. House has been on the market for 2 months and no one has enquired about it after seeing it online. We've had a couple of time wasters sent by the EA, but no real interest.
We put it down to Christmas quietness but other houses have been listed and sold in the meantime in the same price bracket.
Any tips as to what is wrong with either the house or the photos?

I think it's too late to ask the EA to add a photo of the bathrooms in now but I certainly will once the new units are in on Monday.

The third bedroom is shown, the room with a desk/armchair in it.

OB - I think some new photos (on s bright day with the lights on too) would make the house look nicer. It looks dark in the ones you've got.

Have you got a photo of the garden when the bushes and plants all look nice. It looks a bit unloved in the one you have.

I like your furniture.

OB - if I were looking for a house in your city that I could "just move into", yours would be it. It looks cared-for. Sleek. Immaculate.

I think that a better pic of the yard would help, that photo makes it look a bit like the back of a pub beer garden, although I'm sure the yard is well-kept too.

OB definitely retake with the lights on. It's not clear the desk is in a bedroom, it looks like it could be in a hallway.

OB your house is pretty stylish but my overall impression is that the photos are for an interiors magazine, not selling the house! The photographer needs to be showing the room sizes and features better - the bedroom with a desk in it being a perfect example of what not to do. IMO it shouldn't have been listed without photos of the bathrooms. It would have been better to wait. Yes to putting the lights on and retaking the photos once the bathrooms are sorted out. I think it may benefit from an injection of warmth, whether through plants, or cushions or something. It may look vastly different in new photos though.

The viewing mid February is probably to do with them being away and needing to view at the weekend, so I wouldn't worry to much about that.

Sorry - another thought. Consider putting a vase of spring flowers in the dining table and some colourful mugs out on the kitchen worktop. Maybe a nice outdoor planter of bulbs in the garden. Homely touches to brighten things up.

Change the kitchen worktop to a wood effect laminate and remove the grey layer on the wall units.
A few nice plants.
Change EA? Really poor photos and write up by them.

I'm thinking about getting a property photographer to come and retake them to address lighting issues etc. Pot plants and flowers also a great idea.

I always thought you should present a depersonalised/decluttered version of your house so not sure about the mugs idea?

Also not sure if we should swap our hard wood worktop for a laminate one- am I missing something? Also not sure what the grey layer on the units is? They're just white.

Off to the shops/garden centre later anyway!

The photos of the sitting room are rubbish.

The trouble is that it's now been on two months and that in itself is an issue.

Your estate agent has been naughty taking it on at this time. You should be just starting now.

Other than that what's your price like comparatively.

Don't change the worktop. If a buyer wants laminate it's easy enough for them to choose their own and have it replaced. (Personally I hate laminate worktop).

Looking at other houses in the area, yours is definitely overpriced for what is basically 2 bedrooms and a box room, not a 3rd bedroom. Also looks very bleak and bare.

The house has only been on the market 3 days, not 2 months.

It's definitely no overpriced, 2 two bed versions of our house ( twithout our middle floor so our top two bedrooms and not the larger master.) have sold on our small road in the last couple of months at very similar prices. There are probably slightly cheaper houses on a large new estate on the outskirts of our large village but these mean getting in a car if you need anything from the shops.

The third bedroom isn't really a box room, in fact it had a bed until it recently until we turned into a dedicated office space for me as I work from home. Maybe I should see if I can borrow a bed while we try and sell.

Grin does it really look bleak? I do like a minimal house! I'll try and buy some stuff to soften it's look but I'm just not a fluffy cushion sort of person.

Confusingly there are now three houses being discussed on this thread so some posters might be referring to one of the others. People will often just read the op and answer that. You would have been better off starting a new thread of your own.
