Making an offer...sellers opinions?

Just wondering if any sellers could give me an idea of where you stand in terms of offers under asking price? In general do people price and think I'd love x amount but if I got an offer of y I'd take it? Or is the asking price the price you want?

I've seen a nice house which is on the market at £127,500. It's been on the market for almost 5 months, but my budget at the absolute most is only £120,000. Should i view, or is that just a bit rude since I can't afford it at asking price?

we offered £165k on £175k for a house that had been up a week. Offer was just accepted at £168k.

Have a viewing this evening after work, OH is going to do a drive by on his lunch break to see it in daylight before this evening. He isn't keen on the look of the street it's on, but likes the house (from the photos anyway). Good to hear encouraging stories of offers being accepted, I suppose it'll boil down to what they can afford to take. They paid over 240k which must be heart breaking

You HAVE to take the "I feel mean" out of it.
Buying a house is the biggest purchase you will ever make.
You will very likely be paying for it for the next 20 years.
You do NOT have an emotional relationship with the people selling - don't get drawn in to any sad stories.
If it's been on the market for some time, and you like it enough to want to buy it (you've already listed quite a lot that would put some people off), then put in a fairly low offer to begin with. Especially if you are chain free and ready to move.
the worst that will happen is they will say no. At that point, you get the estate agents to start negotiating. EA will only get paid once it's sold, so this is where they earn their money, persuading both parties to find some middle ground.
Don't put in your absolute maximum amount as a first offer.
I'd probably start at around £110, 000 / £112,500 mark and then have room to move from there.

backforgood that's great advice, you're right I need to take the emotion out of it, it's just business. The area it's in is perfect for schools etc and transport links, it's just the little in shot it actually sits on that's a downside, so trying to figure out what we can live with and if we'll struggle to sell on

Don't feel guilty about your offer OP I think it's a perfectly good offer and one the vendor would be silly to not take seriously given their circs.

I was an emotional wreck offering under asking on one we saw last year but at the end of the day every £ in your pocket is better for you and your future investment in that property and don't forget, most sellers are also buyers probably trying to do the same

I went to view a house a few weeks ago. On at £500k, EA phoned me
Up the next day for feedback and I told him that If we were going to offer a figure we had discussed was around £400k due to the work that would need to be carried out. I
Was slightly Blush but I wasn't being cheeky I was being realistic. I think the fact that it's been on the market 18mths with NO offers tells the EA/vendor that it's way over priced.

You have nothing to lose and everything to gain by making an offer

Bigbad, do you think business people feel embarrassed about low balling an offer? If the seller isn't interested they'll say no.

OH thought the street it was on was dingy (which it kind of is), but it's still in a good location iyswim. He liked it during the day but said at night it felt grotty since there are no street lights around it. possibly just back to the drawing board. EA said they want 125,000, so it's over my budget anyhow. I have a bad habit of falling for strange houses
