Planning a self build in 2018

Hi ive always wanted to self build and so will hopefully sell my house and do so in 2018. With regard to the house, im looking to do a low cost and low tech eco(ish) build. My inspiration is more a 100k house rather than a grand design.

The only things i would like are 3 bedrooms, family bathroom, non dormer loft room and bathroom, downstairs loo, kitchen diner and a porch. Not worried about resell as this will be home for me and 2 dds. One dd unlikely to ever leave home due to autism.

Im planning, planning and planning some more at this stage.
So tips please about what you think i should consider and add to my list, at this very early stage, also what you would have and include if you were doing similar. Thanks.

There was a fab dilemma on the international Houzz site before it split into counties ... adding link - fingers crossed it works - will take ages to read but if you open and copy paste into another doc or notes etc any interesting bits as you go - there's so many good ideas in here !

Familiarise yourself with the proper regulations for doing it safely.

If you are literally going to be manning the tools yourself and not hiring any contractors, you can crack on without any legal requirements for safety plans etc.

If you are going to project manage the build, you have a lot of duties you will need to be familiar with, under the Construction (Design and Management) Regulations 2015.

Appoint a decent designer, make sure you understand what you're paying for and why. Get them to explain your legal position on being a Client and any other status you will have to assume.

Thanks oneplan, i love houzz and will go through that thread and make copious notes and thanks vivienne, yep i live on both planning portal and selfbuild portal.

I am planning to project manage and will get stuck in with budgets, ordering and spreadsheets, arranging trades and subcontrators in the right order etc, but my practical input will be limited to tiling, all interior painting and wallpaper and decoration.

Ive managed 2 large renovations and did a self build but overseas but will keep up to date on regulations as they change year to year.
Once i have a complete idea of everything the house will contain, i will get a architectural designer to go over my ideas. (Then produce scale plans for planning permission).

The plots i have seen in my price range either have outline planning or are in a residential area with a now demolished residence on the land but need full planning permission.
The couple i have seen with full planning permission, i really didnt like the design or layout and thought a premium was being asked for the land because of the planning permission and then i would have to reapply and restart the process anyway.
