Permitted development rights removed

We bought our property last year with planning permission for a single storey side extension. We want to go ahead with this next year, however the planning approval has a clause which removes permitted development rights on the property.

I am assuming this clause only comes into effect if we go ahead with the build?? We have put up a chicken enclosure at the end of our garden which is well within the PD rules, but if it's already been removed then I'm wondering if that would be a breach!?

We are on greenbelt land and cannot extend more than 50% of the original floorspace anyway, and this extension works out at about a 48% increase. So with PD rights removed it makes no odds to further development of the dwelling...

However, another clause is that our carport and shed must be removed prior to any work commencing. Now that's again fine since they are both partly standing where the extension will be, so have to go. But with the removal of the PD rights, would we even be able to put a new shed up elsewhere in our garden?? Or would we need to seek planning permission for it?

Go onto the council's website and look at their planning pages - all the info you need should be there.

Even if it's within permitted, it's about an extra £100 or so to get full planning, which when/if you come to sell can makes things easier (at least that's how our architect sold it to us).

Without seeing the precise wording of the condition no one can advise. You need to phone the Council and ask, or get a private planning consultant to help you.
