Buyer trouble!!! Advice needed.

A chain, and gave been for a while as our first attempt to buy a property went toys up due to vendor. Coming to what we thought was final stages of new purchase. Our buyer was survey done, and we had responded to her solicitors enquiries

We thought we were at the stage of setting an exchange date but hadn't heard back.

Randomly rang estate agents to find she had contacted them fuming at us wanting to move before Xmas and demanding we get an electrics check, boiler check and a CCTV camera up the chimney - none of which she has communicated to us via her solicitors.

And she can't possibly move until end of Jan.

Just have no idea how to proceed from here. Her buyer wants to move asap.

Speak to your solicitor and ask them to contact hers and see where things are up to. It's often Chinese whispers crossed with smoke and mirrors when you are in a chain! Your buyer is well within her rights to get the various checks done - but she should pay for those things so that she can then rely on them.

Sounds like your agent needs to get on with their job! This is what you are paying them to sort out. Tell the agent to speak to all the solicitors to find out where they are up to. Then the agent can tell your buyer she risks losing her buyer and your property if she holds things up any longer.
If you want to really put on the pressure then give her a deadline to complete her additional checks or put the property back on the market. Call your agent every day for an update. Even better, visit them in person.

If your boiler is serviced annually, and your chimneys swept, and you have the certificates, then that is already done. As for an electrical check, I know you do one for renting, but I've never asked for one, nor done one, for buying.
