Hi all,

So I desperately need some advice on the place I am renting. So I rented out a room in an three bedroom flat in London. The week after I moved in another moved into the last bedroom. Everyday the two guys that live there one gets stoned and I can smell it around the flat.

The guys and I are clearly very different and a week ago I looked on spare room and I saw they put my room up to be rented out, but for mid December so effectively giving me less than a month to find somewhere new, but they still haven't told me and would be doing viewings behind my back when I wasn't in,but I don't think they've had any yet.

I've found a new place for the 10th December but I am supposed to pay my months rent tomorrow for the whole month. I have no contract, I just put down a deposit. As they were going to ask me to leave anyways am I with in my rights to just offer half a months rent for up to the 10th December.
Thanks

Text two : I will keep an ad up because I will probably rent my room at some point so I guess I have to swap the wording again - what photos are on the site?

Next text....

No, you don't have to worry, I'd tell you if I was advertising your room - it would say I'm online because the app checks in automatically........ and besides, only guy two room rent runs from the middle of the month......I'll take it off anyway - if I can even remember how to log in!

So if they haven't put your room up for rent, they won't want to accept only half your rent for December. Have you paid a deposit and rent upfront for the other place?

Blu · 02/12/2016 07:12

It sounds like you want to / need to move out anyway , but by not dealing with this upfront as soon as you saw the ad you might be in difficulty with your deposit.

Get a proper contract on your next place!

PoldarksBreeches · 02/12/2016 07:19

It's not as easy as getting a proper contract! If you don't have a big deposit and a permanent job then getting a contract can be impossible. Not to mention huge letting fees. Housing is often run like this, it's exploitative but often the only option.
OP I would deduct the £750 from you last rent payment as you won't see that again I doubt.

Blu · 02/12/2016 07:53

Fair enough (your point, not the exploitative housing system).

Good luck , OP.

No it's not fair. It's awful. The landlord is making £££ and the tenant is also making £££ and the sub tenants are absolutely fucked. They could change the locks and dump her stuff on the street with no comeback.

specialsubject · 02/12/2016 09:51

You don't need a written contract, moving in and paying rent creates one. Accepting a deposit makes the landlord liable for the law concerning that.

Op needs to get out of this drug den and remove his/her stuff. Let them chase for the rent. And I say that as a ll - but not in London.

wowfudge · 02/12/2016 09:55

It may be a lie because he wants the rent money. I would just leave as you have found somewhere else and aren't happy in the current place. Who wants to live somewhere where your privacy isn't respected and there's someone smoking in the house.

Im gobsmacked the amount you are paying i pay that for a three bedroomed flat in london. People come and go in mine. Ive lived here that long that im the only one on the contract. I dont make any money from the other two rooms its split fair and square. Its hardly worth the hassle getting anyones name on the contract and no one has ever asked.
