Barely any viewings, opinions?

My cottage has been on the market for a month and we've only had 2 viewings right at the beginning. We reduced the price last week and still no more viewings yet. It is an unusual property as in it is a small cottage which has outbuildings providing extra rooms...I would love some opinions....

It's a bit of a hotchpotch sort of house, not helped by the lack of labelling on the photos (I finally worked out which room was where), the lack of description of the second bedroom and lack of room dimensions on the description (I see they're on the floor plan but I'd like them on the description too).

Also small, dated kitchen (you'd maybe want to knock through? which means extra expense) as well as no bath, and you have to go through the dining room and kitchen to get to the living room.

It's all quite small and jumbley (I appreciate you can't do much about the layout now) and to me seems incredibly expensive, but I admit I don't know the area.

Ah, I've just worked it out too, the floor plans help.

Basically there is an outbuilding that holds a bedroom and loo. Then one side of the double garage has been turned into a studio.

The house has two bedrooms, but one is very small , the one with the cot in it. Maybe put a queen sized bed in there for viewings, as it looks to me like it couldn't take it but maybe it could? And one double bedroom with ensuite loo and a dressing room.

It's lovely , but when uou click on what else is for sale or has sold in the area you would have to guess the price is the issue. Which as said before, it normally is the issue when houses don't sell. It's just priced wrong.

It is hard to picture the layout and match up what photo goes with what room.

The picture of what looks like a grotty outside toilet with a dressing table does you no favors! Get that brick work painted freshly white. Photo also makes me think the outside bedroom will be cold. The outside bedroom has a door going to the outside that wasn't marked on the floorplan?

There is loads of potential to open out the kitchen / diner / entrance hallway and come straight into a nice big kitchen diner.

Living room is lovely. Dining space down really nicely.

Studio is great.

Bathroom not ideal but not too bad - although families have this obsession with baths. What is the wall like between the bathroom and the dressing area? Might have been worth nicking a it of the dressing area (even just as wide as the bath end) to get a real bath in.

Garden looks fab.

Overall some lovely bits but an unconventional layout won't suit the majority so will undoubtedly take you longer to sell. Needs to be priced to do some work i.e. sort the kitchen out I think.

Realistically it woudl suit a couple with one child, or a couple one of whom works at home as an artist or something and desires separate working space.

Also - is it possible to get something added as a photo more like a plot plan that shows your entire plot + house + garage + outside bedroom?

Lovely garden. I wouldn't look at the house because I like a large kitchen/diner, but you can't change that!

Thank you so much everyone for all these comments, they are really helpful and I've got straight on to the EA to remove outside toilet picture 10!
I am a musician so we purchased the house because of the music studio (which was purpose built for a musician) so I could teach and practise away from the house. I agree, the house is small and could do with updating but we haven't really minded abut the kitchen as although old, it is in great condition and we also don't mind the shower-hasn't been a problem with a baby/toddler at all for us. I can definitely see how all these things would put people off though. The outbuilding with the manky loo is used as an occasional guest room and office so perhaps, it would be better to show as an office rather than bedroom as I think this might be deceiving people into thinking it is a bedroom and it isn't!
I think the price is a problem but lowering it will probably mean we won't be able to move (we want to be back in London near family)...need to find a fellow musician or artist/therapist/small business who is looking for what I was looking for....ARGH!

There's no photo of the studio space though is there? I think there should be and the blurb needs to say it could be used for X,Y, Z.

As an estate agent I would add

  1. Agree, which house is yours?
  2. Bushes on the front of properties can cause issues to arise in surveys.
  3. Pictures 2 and 5 show a huge lack of sockets. Tidy these away and have photos re done.
  4. Kitchen dated but that's not a deal breaker but get all the stuff from on top of your units taken down and re take the shot. Screams lack of storage and emphasises small kitchen.
  5. This will be harsh - sorry - your shower looks filthy. The tiles and the cubicle glass really need a massive clean. The soulless grey towel adds nothing. Get something brighter and get rid of all your products from the hanging shelves in the shower. Shut the cupboard door in the bathroom.
  6. Get rid of photo 10.

The photos aren't doing you any favours. I think it just looks a little soulless. Get rid of a lot of clutter. You have a lot of stuff lying around. That would never have made it to the market with me. Sorry.

the towel in the bathroom pic is filthy and the shower needs descaling. with the outside studio, maybe take the photo from the other end of the room and leave out the hillbilly loo.

it's lovely though.

All I can add is, people who post links to their houses asking why they aren't selling are brave as fuck. I feel a bit anxious reading the replies and it's not even my house! So kudos to you KH for asking and lots of luck selling your home. Flowers

I would imagine that having no bath would put off anyone with babies/small children. From experience, trying to 'bath' very little ones in a shower is a PITA.
And quite a few adults who usually have showers do like a bath now and then.
Would a bath with a shower over be an option?

I think you need to make more of the studio to attract the buyers who want this in particular. It would also be useful to have a plan showing the relations of the three buildings to each other to see if there is any way of connecting them and making more sense of the different functions under one roof.

This is your beloved house and it is difficult to see it this way but the problematic layout and aged kitchen would class this home as a project for renovation for me. Looking at the ground floor layout I'd want to do away with the entrance hall and have one large kitchen dinner with a new kitchen. Also the bedrooms are very small realistically more suited to a couple with a baby so the third bedroom in another building is not a particularly useful addition.

Sorry it just looks like an odd property. Small house , but big garden.abd the garden is not attached to the house? That is the studio overlooking the garden? What are the chances of planning permission for a dwelling whee the garage/ studio is?

It's a pretty house and I Know WM is a nice area but that's a lot of money for only two beds. It's only going to appeal to certain people who can afford to prioritize location over space and have a healthy budget in spite of only needing two beds. I think you just need to sit tight and wait for the right people. If the price is right you will get there in the end.
