where to live, 800-900k, inner London?

Namechanged recently, old user.

Live in London, pregnant with number one. We currently live in SE17. Due to the insanity of the market and recent inheritance, we have a budget of up to £925k to buy a bigger house.

While we love SE London, both of our jobs are NE London, family is north of London, and we can never make it home during the day unless cycling. I'm worried that with kids, bus to tube at Elephant and Castle, etc will become a nightmare. And would like to live somewhere that is more family friendly with good school and childcare options. I'd be really grateful for any advice or experience! In a totally ideal world, we'd buy a massive five bedroom place, but in reality it's a minimum of three.

Places we've looked/are looking at:

  • Crouch End - probably slightly out of budget, as Muswell Hill/Highgate certainly are, and still has bus to tube but at least NE
  • Harringay Ladder - affordable but a bit further out/difficult on the train line?
  • Victoria Park - probably the south side for Mile End/Bethnal Green. I've always loved the appearance of those houses, but no idea what it's like to live there
  • I love the bit between Peckham Rye and East Dulwich station, but DH is convinced we'd regret it long term with transport (sometimes out to Romford/up to Barnet) - there really is no beating the tube for on the moment convenience.

The other option is to buy a more central flat, but we've lived in a little house for a few years and would like another house. We're pretty up for a project as our current house looked done and still needed a new roof/new bathroom/new kitchen in our time here so it's been pretty expensive!

I know this is a lovely problem to have, but I'd appreciate any advice or recommendations or experiences! Thank you :D

Victoria Park is AMAZING and if you can find something nice for your budget 100% buy there.

2nd choice would be Leyton or Walthamstow - you can get a lovely renovated 5 bed period for sure on that budget in Leyton.

Leyton is a nice cycle into the City (thru viccy park) and also just 4 stops on central line (24h) and quick and easy out of london in the car as well. Walthamstow not sure about biking but dead easy on the tube.

We moved out of London when I got pregnant. Near Watford. It's very convenient (20min to Euston), you get a lot more bang for your buck, good schools (e.g. Watford Grammar Schools). Bushey/Radlett are particularly nice. You can get 4 bed detached for your budget in Bushey.

And depending on where in NE London you work, you can potentially even drive there, the M1 is just around the corner.

I'm in Peckham, I don't know why you're DH thinks the transport here is a problem? Peckham Rye has great transport links.

RiverTam, we've been living out this way for years - we know it's great. I think it's just the every-15-minutes-not-every-3 thing of the overground. I got stuck at London Bridge the other day for half an hour waiting for a train to Peckham - these things just don't happen as often with the underground. And still some of our friends in N London won't come down this way easily.

But in reality - we love Peckham, and south east London is brilliant. I think if we moved between Peckham and ED, we'd be extremely happy and extremely fortunate. probably should have done this five years ago when I thought Dog Kennel Hill an insurmountable obstacle.
