1.5m in London - where?

Work in Bank.
Have kids. Want state primary. Consider private at secondary but prefer state.
Like leafy and green. Lots of children to do.
Where would you live in London?
Don't want to commute more than an hour door to door. Prefer 45 mins. Want to stay within London as transport options much easier, more often, can cycle etc.

Blackheath / Westcombe Park / Greenwich

Trains to Cannon Street (under 5 mins walk from Bank) in 15-20 minutes. Loads of green space with the combination of the heath and Greenwich Park. Easy cycle to Bank through Greenwich Park, through the foot tunnel by the Cutty Sark, along the Thames path and along the Cycle Superhighway 3 to the edge of the City. I said I would never cycle but started and love it as so much is off-road.

Muswell Hill / Highgate area.

Dulwich / Sydenham

Where do you live now? /Why do you want to move? What do you want property-wise?

We just moved to Richmond and loving it. Husband works in Canary Wharf and he is loving the speedy train (15min to Waterloo) and cycling is also less than an hour door to door with great view.
We moved here for the schools and serrounding area- walking distance to the river and park and we can easily drive out of London too when we need a little break for the city.
You should be able to get a 4bed house with that budget in this area.

Have a look at Wanstead in East London. Good schools, primary and secondary, Epping forest, lovely green spaces, easy commute to city, friendly and 1.5 m would get you a nice place.

Wimbledon. Northern Line to South Wimbledon makes the commute very quick and you always get a seat because it's near the start of the line. Plenty of green space with the common and lots of other good transport connections too.

How many bedrooms do you need? Crouch End/Muswell/Highgate are lovely, and good for what you are looking for, but you would be unlikely to get more than 3 beds for your money if you want a house with garden....

How many children? Do you have girls?
I'd go for Barbican - no commute- just think how much extra time you'd all have? World on your doorstep.
