Is the property market really slow right now..?

Or is it just that my house is rubbish/overpriced or my estate agents are not doing their job?!?

On the market nearly 4 weeks. 2 viewings (not very serious ones I don't think). It's a great house - quite a big semi and in a village right on the edge of London, so slightly unusual location I suppose. If it's overpriced then fair enough, but if we don't sell it for around the asking price we can't afford any of the properties we are considering.

What should the agents be doing? I feel like they're just sat there waiting for a calls. It went out in a mail shot when it first went on the market but had very little response.

Is it not a good time of year? I thought autumn was good?

I'm getting a bit depressed!

It's lovely. must admit if I had that kind of money I would want detatched but looking at your pics it is gorgeous.

Round here (South Oxon village, 1 hr to Paddington) I've noticed that houses above £1 million (and there are quite a few) are really sticking, but family houses in the 700-900 range are still being snapped up. I think the stamp duty is killing the £1 million+ market and prices haven't fully adjusted yet. There is an awful lot of extending going on instead of moving!

I was told by ea that once you go above a certain price the pool of potential buyers becomes smaller. I hope that your house sells soon op.

Houses tend to sell in Autumn and spring as other times of the year are less popular.

Autumn because people want to be moved in for Christmas and Spring so they can move in late spring, or summer (hols for children)

The rest of the year is traditionally very slow.
