Buying a house with no completion certificate

We had an offer accepted on a property. The extension was done in 2004.

The survey pointed out that the drains were not vented and advised that we get a completion certificate for the extension.

Sellers are saying that they done have a completion certificate. They bought in 2006. Our solicitor is saying that due to the the time elapsed we cannot insist on a completion certificate or indemnity insurance.

Is this correct please? Will we have issue if we try to sell in the future?

So - I am worried about your solicitor to the extent that if it were me, I'd get all of the info they've gathered and switch to another one. I would think it you could find someone to check what had been done and that nothing is missing. I don't like the attitude of your current ones at all.

Can't remember, think it was Churchill.
Didn't ask if it was an extension, sent an assessor round tho.
Now I think of it I also had a claim for a leak that came into the bedroom from the loft, assessor came for that one and paid out no problem.

Hi spoke to Churchill yesterday and they refused insurance!

Oh, maybe it's because I've been with them for years. I had them before extension was built so when I renewed just changed the amount of bedrooms. I also have loft without building regs which we use as a bedroom and when we had the fire the firemen ripped up the floor to ensure the fire was out and they paid out on that.

We had conservatory fitted in 2002 and then had to apply for planning permission retrospectively as our neighbour didn’t like it - permission was granted. We had a new roof fitted 5 years ago and now we are selling and buyers solicitors want a completion certificate - do we need one ?
