Which would you prefer? I'm liking CE as lots of great primaries, nice high street, parks, bit lefty, near the heath and easy to get to central London but also like Richmond as on the river, have the park, also great primaries and good shops. Commute also good.
But CE crime is higher and more urban but Richmond has issue of plane noise.

You should take as look at Teddington, the High Street end, before prices go way too high - your budget might work there....close to the lock bridge and the river, you'd be surprised what you could get. And very few flights! Though regularly chinook helicopters heading into london on training flights, but they're quite exciting! Have lived in both St Margarets and Sheen, and much prefer it here - green spaces, quiet and small and friendly...

Richmond - it has Kew Gardens!

Richmond. I loved living in SW London, there's so much to see and do.

I know both areas quite well I remember having a cheeky snog up against a closed shoe shop in crouch end at 17

i would go richmond / kingston purely because of the crouch end primary issue. I also feel like another poster that crouch end is losing the qualities that made it special.
