Selling house, low viewings

About to take house off the market and maybe try again in the new year, but want some opinions on the photos / listing please as the Agents have been crap at providing feedback.

What looks good, what would put you off, what should we change for next time? Be brutally honest, I won't mind!

I think your house looks lovely.

The things I noticed, that would raise questions were:

  • The bed in front of a window. That makes the room look as if it is so small the only place to put a bed is in front of the window.
  • how bare the garden is in terms of Shrubs, flowers etc.
  • the Pylon.

For what it is worth we had a lazy agent when selling our last house. We appointed a second agent on a joint agency arrangement, negotiating with both that we were only prepared to pay sole agency rates. I then phoned both each Friday and asked me to send me the Rightmove stats in terms of Clicks, Click through and phone enquiries.

It was like a bullet up their backsides. The original Agent sold it in three weeks at asking price.

See your pictures barely show any wardrobes or cupboards, you need to retake pictures of bedrooms so all cupboards and wardrobes are seen, same as living room. From pictures it looks like barely any wardrobes

Artandco Gosh, yes. I see what you mean now. They're just off the side of the shot each time! Triple wardrobe in bedroom 1, quad in bedroom 2, tripe in bedroom 3.

Love Woopsie's suggestion of getting Rightmove data sent to you and definitely useful to know if you're getting lots of clicks but no viewings, or just no clicks.

I would also test your agents and ask a friend to ring and ask about your property. What do they say, how is their phone manner? When we were looking we called some rubbish agents and didn't get to see properties we were really interested in as they never answered the phone or called me back.

Hello! I live on your estate. I bought one of the new DW properties, a 4 bed, this year. I paid 350k. I looked a lot in Rugby and 350k is definitely at the top end, and ours has a snug plot size (not as bad as some) but for various reasons we decided to go with an absolute new build even though I could have got more for the money elsewhere (we moved with 2 kids from a flat in London so any house is a palace).
I know your house (not a stalker but keep an eye on things!). The pylon is an issue I think because when you drive into your close it's massive and obvious behind your house. Plus it's generally known that there are going to be shed more houses being built between us and the M6 - I know not on the land bordering you but just down the road, and people may know that. Plus I think the path behind your house would be the access road to the site?
Having said that, there's a 4 bed on Sedge Rd with Alexander Hall (I think?) which has the tiniest plot ever (front door opens onto the pavement and I think I that was on for 340k and went in about a week so you might want to speak to the agent and see if you can understand why. Plus a 4 bed on Langlands Place has just gone.
But having said that it's a lovely house and I would have been tempted!

I loved the whole house.

2 things that put me off.

One was the pylon .. the second the bathroom.. It seemed lacking anything.

The sneaky pic with pylon almost hidden by the brightness of the sky/editing of the sky would make me wonder what else was carefully hidden away.

I always look for the total floor space on a listing too and this doesn't have it

You have a great home. You've already had a lot of opinions on price etc. My only small comment is whether the age of the property and the builders are things that make your house more saleable. (I don't know whether these matter or not, haven't house hunted for a long time and only once.) if these things aren't that important maybe they could be lower in the description. (On my web browser on my mobile they are part of the blurb you see without having to do the extra click for full info.)

StylingWax hello stalker neighbour Grin It's a well known house, don't worry - people pass on the way to the park etc. The bridleway won't ever be a road - again, it's protected. The northern access for the new houses is coming off the end of Central Park Drive, past the Free Primary and onto the north east corner of Long Hassocks. It's currently a path but being widened etc. I would be furious if I had bought one of those!

SingaSong12 I'm not sure it is relevant any more. There were 3 or 4 companies all building at once originally and a definite preference for some in terms of build quality. One street had to have all their chimneys redone, for example. DW was seen as one of the better ones. But that was 10+ years ago ...

I'll echo what others have said - the pylon and the fact it's really a 3 bed. The smallest 'bedroom' is an ok size for a study or dressing room.
If you're adamant that it could be a single, then dress it as such because looking at the measurements and photos I can't see it and imagine that 95% of buyers won't either.

Mostly a lovely house! I would take away the cartoons on the kitchen wall, pick some lighter curtains than the black and dark blue ones, and put more pots and plants outside front and back (so you can take them with you to new house)

I'm an interior designer by the way, so you can consider this professional advice, hehe.
