Anyone living in Ham, Richmond borough of London?

I like the area (well, I absolutely love Richmond but just can't afford a house there...) - it seems very nice and friendly, has both the park and the river and seems to have good access to shops (in both Richmond and Kingston) and a fairly good commute to the City, but this is where I get worried...

I am working on Fleet street, and google currently gives me 1 hour 10 mins commute time from Ham parade to Fleet street, does this sound realistic in the morning rush hour?

The suggested routes are:
(1) 20mins bus to Richmond station + 22mins train to Waterloo + 12mins bus to Fleet street
(2) 20mins bus to Richmond station + 40mins tube to Temple + 12mins walk
(3) 10mins bus to Kingston station + 35mins train to Waterloo + 12mins bus to Fleet street

Is this how people commute from around Ham Parade area? Or is there any other route? Any recommendation generally re the area?

I live in Ham! We love it. Your other options are to cycle along the tow path to Richmond or Kingston or across the bridge to Teddington to get the train.

Oh I see I didn't answer your question re commuting time. I'd say the timing is correct.

Timing sounds right to me. I love Ham and I'm sad we moved away :-(

Fleet Street is only 10/15 mins walk from Waterloo. The buses can take much longer in rush hour.

We live on the 371 bus route after the parade but before you get to Kingston proper. Realistically takes DH around 60-90 mins to get to/ from work in central in rush hour. He works in various locations and does a mix of going to Richmond and Kingston station. It's a fantastic place to live though! We moved last year from central London, I thought I would mourn the fast life after 17 years living there but I'm really enjoying living in a London borough / Surrey mix, and the Park so close is amazing! Sometimes DH cycles through Richmond Park to central and only takes 40-50 mins vs public transport.

I would say better off getting a cold up Brompton bike.

Cycle Ham to Richmond station
Overground train to Waterloo
Cycle Waterloo to Fleet Street

Also Richmond borough has a great parking scheme for low emission cars, free parking for Maximum allowed times at car parks so with a small car, free to park st older osrk fir trains to city.

Have you considered Barnes? Right on the river and near Richmond park, 2 overground stations and 10 mins from Hammersmith. Lovely villagey vibe - we loved living there.
