I can't decide. I love location and price. But hate the way it looks at the minute and wouldn't even know where to start doing it all up to the minimalistic look I love

Thoughts oh wise ones?

Oh I really like it! Reminds me of home, all that sandstone. Don't be put off by their dark furniture, curtains and clutter. If it has good light and a decent flow between rooms, you can do lots with it. Get inspired with the Rock My Style blog.

Also, start from the top down. Make sure the house is watertight, the roof is okay and it's structurally sound. Then work your way down from top to bottom, i.e don't put in a nice new floor in the hallway if you then plan on dragging debris out.

What sort of minimalist look are you aiming for? If you want sleek and sharp then you might need to start with another house :( I'll get real money that there's barely a straight line in the original not of the house.

Just neutral and minimalistic

Not modern and had to be cheap mortgage is pushing me to the top of budget

Ah ok. Then you need to pick a palette of maybe three colours and work off that. Ikea, everything simple and plain. Figure out where you can put storage with doors.Change handles in the kitchen. Light wood.
Don't take the tiles up. Cover them if you must.
Move in. Check it's watertight and sound. Paint walls white. See if you feel cold or relaxed. Don't buy anything you don't absolutely need until you're sure how you'll use space.

I honestly think that by the time all the owners stuff has gone and you've painted it your chosen neutral shade and maybe ripped up/changed the carpets, it will be much better and clearer what "real" work needs to be done. I think you're just panicking :)

You will need to check if wiring and plumbing are sound. A rewire means every room needs redecorating so you can really go for whatever style you want. Bank on £££.

It desperately needs a new bathroom but the rest is just cosmetic. I love it!

You start where it matters the most, to you. That might be the lounge or the kitchen. What would drive you mad every day?

First rooms we did were the children's bedrooms because we wanted them to have a space in the new house that felt like "theirs." Then our bedroom, and slowly worked our way round.

The most dramatic was the kitchen extension but that took a while to save up for it. It was worth the wait.

So it comes down to necessity - like a rewire, then what room would you feel needs to be first.

That is lovely. And very very do-able. Get yourself on Pinterest and start saving pins you like. Also Asda have a 3 magazine deal for £6 that I got yesterday - 25 Beautiful Homes, Country Homes and Interiors and Homes & Gardens magazine. Loads of ideas in there - in 25BH there is a house which is all painted in neutral tones and livened up with colourful accessories - that seems like an accessible way to start. Good luck with it, it will be amazing once you've made it your own. I'm doing up an entire house too (unoccupied for 15 years) which has needed everything doing including hacking off plaster and requiring throughout, so take heart!

The kitchen & bathrooms look nice, tbh, that's where the massive expense is. The rest is just dressing.

And my word, houses are more expensive on that side of the hill aren't they?! You'd pay £100k less for something similar in Marsden (one stop and a few minutes away on the train line).
