House with no shower - how difficult to fit one downstairs?

Been househunting and have seen a place which will suit, except that there is no shower in the bathroom. it has a sloping ceiling which means there isn't the height to fit one. At the moment they have a bath mixer tap with handheld shower spray but it is just fixed a short way up the wall in the middle of the bath - and no screen. I think you'd have to crouch to get under it!

There is some space downstairs to divide a room and create space for a shower, but I have no idea how possible this is to do or how much it would cost. I appreciate that adding a toilet could be problematic, but is a basic shower cubicle easier?

This would really put me off buying the house TBH.

If you are putting in a shower downstairs defo put in a toilet.

Can you nick the back half of the garage to make a utility/shower/toilet? On the wrong (adjoined) side of thre house tho.

Repalce hot water tank system with a combi and incorporate airing cupboard into bathroom.

Nick the bit of the dining room next to the kitchen and put in a small shower suite.

Or.... as a REALLY crap option you can do what a mate had in his uni house - just put a shower cubical in the corner of a bedroom. Simples :-)

Could you steal enough space from bedroom 3 to create an alcove in the bathroom for a shower cubicle?

Or block up the airing cupboard door on the landing, create a new airing cupboard door in bedroom 2 then use the floor space on the landing in front of the current a/c door to create a shower alcove into the bathroom?

It's not just the cost of extending the dormer. It's ripping out and fitting a new bathroom too. Plus building control costs etc. In addition, it depends what part of the country you are in too.

In any event, I'm sure a builder would go with you to any viewings and give you some advice

Why does the house need a new bathroom? It just needs extended a bit and rejigged.

Thank you for all the advice

No, I don't think the suite needs replacing. If was fairly new looking.

Any idea how much to replace cylinder with combi system?

I know all this seems a right palaver but there are just so few houses available that there's a compromise with all of them.
