Property been on the market for six weeks, only 2 viewings

Would you be a bit worried?

I've dropped the price a bit but still no further interest.

It's a well presented house, nothing 'obvious' wrong (that I can change anyway!) so is it just a question of waiting for it to sell? Feel as if life is on hold a little bit :)

How are your photos? Do you have a floor plan?

Do you want to post a link to get an outside perspective?

The property market is very slow at the moment , it slowed and nearly ground to a halt in April after the introduction of the extra 3% for 2nd house purchases then continues to be slow with people being uncertain with the eu referendum results , it's doubtful it's your house that's the problem more market circumstances , I'm was hoping to market mine around now but will defer for a month or so , see how things are settling down , ( don't listen to estate agents who are saying it's busy , it certainly isn't but it's their business to keep pushing purchasers and buyers forwards positively ) the rumour of rising mortgage rates are not helping , either stick with it or take it off the market & hold off for a few months if that's a possible option

Could you buy a couple of colourful potted flowers/plants and dot them around the house? It's not terrible at all but it looks a bit bland in the pics. White linen with a bright throw/cushions and a well made bed will made it look a million times better too. The bedsheets are creased which makes me And get rid of the noticeable clutter - the bottles in the bathroom, the plastic draining board etc.

Editing the pics so there's a bit of extra saturation and brightness will improve it too.

Unfortunately you are almost certainly being affected by Brexit fear.

My EA advised me not to go to market in the weeks leading up to the Referendum because the market was flat and now he says they are feeling the fallout. Quite a few buyers pulling out of agreed deals and new buyers making silly offers.

I think you might have to accept it will take longer to sell in this climate. People are worried, they really don't know what the future will be.

Prices of sold similar properties in your area? first photo is obliterated by your shrub can you get that cut back, maybe paint the very bright bedroom neutral colours.

As an aside my friend used to visit near your area to collect chicken shit for his experiments in reed bed technology. I went with him once so my memories of your town involve being in a mini metro with sacks of actual shit, the smell lingers in my nostrils still. He almost blew up his lab once.

To my mind you might have gone too far with decluttering, as it looks a little bland and cold.
Outside photos don't do it any favours - the front looks massively overshadowed by shrubs and trees. The back garden is an odd angle like photographer was trying to avoid something.

Photo of kitchen would look better without dish drainer and clear the stuff off fridge.

I think everyone is uncertain about brexit/mortgages etc.

Yeah, I agree the photos of the garden could do with redoing. It's actually a really nice garden, but there is a large bush which gets a bit out of control!

From a cursory look at the link,

a) The photographs are doing you no favours. It looks dark throughout - perhaps because the front garden looks as if it is covering the window. The back garden in particular looks a mess - perhaps replace it with a shot looking back down to the house, if the back of the house is attractive?

b) There is no floor plan

c) It is marketed as 3 bed but there are only photographs of 2 of the bedrooms.

d) Where do you eat? No indication on the particulars or the photographs, so it is hard to imagine how you actually live in the house IYSWIM?

e) The particulars have no blurb. They do not 'sell' the house at all. Even a short 'A well-presented 3 bedroom house with a good-sized garden' would be better than the recitation of light fixtures!

I don't know why there isn't a photo of the third bedroom: it's small, but nice, neutral.

The kitchen is large and there is a big table in there.

The biggest thing I can see wrong with your listing is that you don't have a floorplan.

I'll ring the estate agents Monday and ask them to get onto that :)

Agree with others, the first photo needs re-doing as it gives the impression the front room is over-shadowed. Take one yourself and ask the EA to update their photos. Likewise the garden, re-take without the toys.

Other than that, if I was looking for a 3 bed in Rugeley, I'd be interested. Good luck.

Thank you - I could probably do with getting a local gardener to sort out the shrubbery in the front and back garden so I'll get that organised next week.

Yes - think that would be a good idea!

If there is a table in the kitchen,. then you need to retake the kitchen photos - 1 facing the way you have it, but without the massive plastic dish drainer in the front of the shot and the bottles on the fridge, and another facing the other way with a table with runner + flowers on it (or similar).
