What is the law regarding garden boundaries?

My neighbours conservatory wall is built right on the boundary between ours and their property and their fascias and guttering all overhang our patio area. Is this legal? It is on the side that they are responsible for replacing fences etc. Also would we be breaking the law if we secured an arbour to this wall with brackets?

As far as attaching anything to it goes, you should ask their permission.

Look on your title deeds for a little 't' mark. This shows the boundaries that you are / aren't responsible for maintaining.

The problem with looking for t marks is that there are very many title plans which have nothing to indicate who is responsible for what. The presumption then is that responsibility is shared. But what is written in the title register on boundaries - if anything - should also be taken into account.
