Where has more space but commutable to Dulwich?

We've been in our semi-detached house in south London for years. It's a lovely area but we'd desperately like more outside space - the garden is pretty but only 40' long. Dh loves cycling so would appreciate not having to ride through miles of suburbs before getting to country lanes and dd is very into horse riding. We've been toying with the idea of moving further out but we only really know Surrey and as we'd like dd to stay at her school the commute wouldn't be feasible. Is there anywhere commutable to Dulwich in Kent/eastern Surrey that people would recommend?

Where do you live at the moment? Or are you living in Dulwich?

Otherwise I'd have a look on the train lines from west or east Dulwich. West Dulwich is the Orpington line - Beckenham or Bromley are nice.

What's your budget, and what do you need for it?

We're in Streatham at the moment so if we moved would be looking at somewhere a bit more rural than crystal palace

Budget would be up to 1.2 million and we'd need a 4-bed house

Dd goes to school in Dulwich so ideally it'd be somewhere with an OK commute for her. Dh needs to get into London a couple of times a week for meetings but otherwise works from home or abroad so easy access to an airport would be good. I work in London but can wfh 2-3 days a week so it's mainly dd who's the issue

Is DD old enough to travel on a train by herself?

I would probably wait a few years and move schools and location for sixth form or change schools. Dulwich doesn't have the fastest rail connections, as far as I know, and a long school commute won't leave much time for enjoying horses. Plus her friends will all live MILES away.

I agree actually - wouldn't be fair on your dd if you moved out. How would she socialising with friends? I don't think she'd be happy as she goes through school.

You could move to Bromley - so near Bromley south which is commutable to Dulwich and not far from green spaces. You'd get plenty for your money.

Then move further out if you think it works. But from streatham to rural is a big change!

Bromley/Hayes right on the edge of countryside. Lots of cycle clubs and country roads nearby, and can get to dulwich/ London ok on train. Can get a 4 bed house for that money no problem.

Just going to leave this here. It has a 120ft garden, you can feasibly walk to Dulwich but if you don't fancy that there are a couple of buses.

LBOCS2 that seems like good vlaue. Be better with the kitchen opened up into the back reception room.

The other side of the semi has done that and it's a vast room, which they do very much live in. Unfortunately the original Victorian fireplace is on the back of that wall, so you'd lose that if you were to open it up on this side - the house was bought basically untouched back in the 80s so there are loads of original features.

Oh I see... picture 2 is the back room. Yes be a shame to loose that lovely fire place. Could always pop it into one of the other rooms to preserve it :-)

Hi Op have a look at Beckenham, you can get a train from Kenthouse station direct to west dulwich, should be able to find a period house with large garden with your budget, plenty of cycle clubs & green spaces.
Tram to Croydon & gatwick express is very easy & quick, other stations in Beckenham go to Victoria, London Bridge, Cannon Street, Blackfriars also the east London line from penge west.

My nephews go to school in dulwich but live in keston in the borough of Bromley. Lovely place. I think my sil drives them to shortlands or Orpington stations in the morning for train to west dulwich. Easy access to gatwick.

Also on same train line - petts wood, Bickley, beckenham junction, Bromley South..

Petts Wood has at least three lots of stables I know of (Southborough, Eynsford rec, Jubilee Park), zone 5 oyster but on edge of green belt, lovely place to live, nice restaurants and shops and on direct train line to Dulwich. I see some children in their Dulwich school uniforms on the platform in the mornings.
