Thinking of buying in Vauxhall - what does anyone think/know about the area to persuade me vs Brixton?

Hello - I've got another thread going on houses I am looking at, but not sure the title of that thread will get people to click on it to give me opinions about a new area I am exploring - Vauxhall. So at the risk of being greedy and clogging up the topic, can you let me know what you think about Vauxhall, good or bad, and whether you'd pick that over Brixton based on the following:

  • DH works in Vauxhall so could walk to work
  • Kids need to get to Lycee in South Ken so would make commute quicker (but would involved a 5 mins bus/12 min walk to Vauxhall tube in the morning, vs a 5 min walk to tube if we bought in Brixton, and we'd get a seat as end of the line
  • Lots of our friends live in Herne Hill/Brixton/Tulse Hill, so would be further from them if we lived in Vauxhall (but not long to get there if we wanted to meet them)
  • The house has already gone into the loft, so no chance to expand - but it is really quite big already
  • I love the outside of the house especially - real curb appeal - is this really a reason to buy a house though??
  • Which area is likely to go up more, prices wise?
  • Garden much worse in Vauxhall, but it's hardly amazing in Brixton either
  • Vauxhall cheaper than Brixton house, so we'd have some savings left over to buy furniture etc

Which one would you go for if you were me? I am really torn. I just don't know Vauxhall that well. DH is going to look at both next week to help decide!

I know both of three areas really well. Transcendent road (sp?) isn't the nicest but I think I would go for Vauxhall. It's just so close to stuff and the river!

Vauxhall 100%
Prices will go through the roof in the next few years, plus it's fashionable, quieter, & generally nicer.
( Brixton is so last year )

Definitely feel like there is more love for Vauxhall on this thread - it's making me swing more towards it, especially the price and ease to get into town/commute to work/getting the kids to school.

Now just need someone to buy my house please! I know nothing is going to happen until after the vote, but am naturally impatient so this is going to be hard/annoying. I just hope no one puts an offer in on the Vauxhall house in the meantime too.

Hooray for Vauxhall... Moved here because there was such a disconnect on house prices in others areas - so much less than other places, but here you can actually hear Big Ben ringing... And then when I got here found it was a fab place to live!

We live in Vauxhall and I love it, even if it has spent the past ten years being a bit of a desert. The regeneration is fascinating, and as said unthread the new tube is v exciting. I have spent years saying the area is a bit shit but the location is superb - and spent a decade waiting for the regeneration which is finally happening. DH works at Victoria and walks to work in less than 30 minutes or hops on a bus if it's raining. I used to work near Goodge Street and would get the tube - yes I had to stand but I always got on the first tube that came, it really wasn't that busy.

The bus NoCitrus mentions - the 360 stops at vauxhall bus station so is very convenient for you to get the children to South Ken.

We're already beginning to see a few things happen as a result of the building - the Tea House Theatre opened a few years back and does events as part of the Vauxhall Trust on the Pleasure Gardens. Brunswick House and Counter are nice, child friendly bars you can go to. We were told yesterday about Picturehouse Cinema coming to Vauxhall Square (the top bit of the Wandsworth Road when they've knocked what is currently there down). The South Bank is also really close - 30 minutes walk from Vauxhall bridge and a nice way to waste a Sunday. The transport links are fabulous - buses from Vauxhall go everywhere, there's the train and the tube and also Boris Bikes (or as my niece calls them Borrow Bikes Grin ) so whatever transport hiccups there are you can always get home.

Had a full asking price offer today on our house (only went on market on Saturday and still not on Rightmove etc.)

DH going to see both Vauxhall and Brixton houses next Wednesday.

It's all go.

Without wishing to out myself, I live very close to that Vauxhall house! I think it is a fab place to be based.

  • 10-15 mins walk from Vauxhall, Oval and Stockwell stations (so trains, victoria line and northern line)
  • Small Tesco and small Sainsbury a few mins walk away, big Tesco and Lidl only slightly further.
  • Can walk into the centre of town in about half an hour. Clapham common/Brixton also only a half hour walk or a stop or two on the tube.
  • Loads of fun portuguese shops and delis/restaurants. Make sure you try the little flaky custard tarts, they are delicious!

Thanks Frank - it is indeed super exciting. It was priced competitively though, so I do think they are getting good value!

Good tips Chicky - the commute for the kids' school is really pulling me to Vauxhall, but I can't get the Brixton house out of my system...

Location is everything! Especially with young children. There's so much you can do with a house.

I loved the area, sometimes wish we had never sold out house, but we couldn't afford to keep it.

If you can afford Vauxhall I would defo choose there. It’s on the river, has the wonderful city farm and amazing access into central London. I know I’m probably in a minority with this opinion, but I don’t like Brixton. You can’t walk down the street, it’s dirty, loud, crowded and obviously further out.

having lived in Kennington - yeah, I'd go for Vauxhall. It's very different to Brixton, but there's a real feeling of being in the heart of London rather than the suburbs, which is great.
