Will this flat be too noisy?

I'm supposed to be buying a studio flat in London. The sleeping area faces onto a road - it's not a main road and it's not on a bus route but it has a fairly steady stream of traffic throughout the day - and there's a school playground opposite.

Also directly under the window is the back lot of a shop, which they seem to be using to park their van. I could hear someone outside downstairs talking while I was inside. Will this be a triple whammy of things that will annoy me? I love my lie ins!

Will secondary glazing help? And will it be really cold in the winter? I've never lived in a place which didn't have double glazing before.

I don't love the place but it's all I can afford. :(

Do get double glazing, single glazing is cold and noisy.

Hard to say if those things will annoy you - people have different tolerances for noise. Was it loud enough that it would have bothered you when watching TV?

It's £220k - whatever that price can get me in east London!

It probably wouldn't bother me watching TV and the living room is further away from the road.

Why are you looking in east London for a studio? You could easily come a bit further south and get a one-bed for your budget

I have a few friends here and no friends south. You're probably right. I'm not getting much value for my money!

Fwiw, when I bought my first flat I bought in one of these areas despite not knowing anyone here!

Firstly, as soon as people starting buying then they all moved this way anyway. And secondly, I found that I mostly went out around work so didn't mind the commute back at all.

The last one is lovely! Thanks for sending these over. I have a feeling all of my friends will migrate further east/north when they buy. But yes, south is much nicer and affordable than places like East Ham, Plaistow and Manor Park!

If you're on your own, I would be hesitant about upping sticks miles away from your friends. Probably more important to be a short walk or uber ride home if you have an active social life that is centred around East London.

Have you considered SO? One of my friends has just got a really nice 1 bed flat in that nice development around the canal south of Mile End, north of Limehouse. There are defo problems with SO but for her it was much more important to be near friends than to outright own in zone 6.

What about some of these - looking quite east but you did say you thought your friends would settle more east.
