Someone's viewing our house tomorrow.. Any tips?

We,ve de cluttered and cleaned so from that point of view we are ready, but do you have any tips for the actual viewing?

Our house only went on the market this afternoon, so it's our first viewing tomorrow.

Nothing to do with viewings - but do not assume the estate agent is acting in your best interests - they are acting in their best interests (which aren't always the same as yours). Generally they want to turn round a sale quickly - we got pressured in to accepting a below asking price offer when there were clearly good prospects for getting the full asking price (which we got the very next day!). The just want to pocket the commission and move on, the extra commission from an extra £10k-£20k on the sale price isn't motivating for them.

Thanks for your advice.. We already agreed a price £5k less than the top range of what the agent suggested as we want a quick sale so I'm hoping that they won't try and push us any lower than the asking price especially as they have just called with another viewing - that's 8 now booked in!!!!

don't go too low on price, or people will think there is a problem with your house!

It's better to put a reasonable starting price, but to be ready to accept an offer.

Don't be there. Let the agent do it. You will try too hard, be pushy, and it's uncomfortable for a buyer to meet them current owner.

Don't agree with that.

I've had several viewings that people have done themselves and they hvae been really good. Much better than having some 19 year old estate agent rabbit on at you talking absolute bullshit.

As long as you are a nice normal person who is good at making people feel at ease I tihnk it can be a lot better.

Hi all,

Just wanted to give you an update as promised (sorry for the delay we've been on holiday)..

Our house went up for sale on Friday evening (was on the net by 4pm say).. Between Saturday afternoon and Tuesday evening we had 9 viewings (with 2 more booked on Wednesday morning)..

We had 2 offers in Wednesday morning, one £950 under the asking price, then one £2k over the asking price. The first offer increased by £1k but we went with the higher offer as they seem to be more reliable buyers (not saying the offer wasn't tempting either).

So pleased with our agents, they got people through the door before and 2 offers before we even had a for sale board.

I do believe that the house also sold itself.. We seriously de-cluttered. I mean seriously. Thankfully we have relatives with a big house so our 'clutter' is there at the moment. We touched paint up (skirting), jet washed our drive and tried to view our house in the eyes of a potential buyer. Even down to moving our rug out of the front room, it shows off the real wood floor, but also it made the room seem bigger as people would be inclined (imo) to walk around the rug rather than over it so it created more floor space.

Anyway, we have our offer accepted on our dream home we are just waiting for the mortgage valuation to come through now.

There's no chain as such as the house we want is empty and the people buying ours aren't in a chain so I'm hoping we can move the end of July... Fingers crossed.

Sorry for rambling.. It's been a whirlwind so far but hopefully things will work out how we want.
