Garden annexe waste water connection

Hello all - bit of a random one. We are building an annexe at the bottom of the garden and need to connect the waste water to an existing manhole in our driveway. Has anyone done similar and have any contacts who can provide advice in this area? Many thanks.

I think you're supposed to get permission from the water board. Having said that, I didn't!

It terms builders you are looking for groundworkers, worth getting advice as connecting could straightforward or very expensive.

I do think you need to get permission,especially if selling the house at some stage.Also you need to consider where gutters will run off to.

Are you getting a specialist company to provide the annexe, has it had planning and an assessment for council tax?

We just won a year long battle to get planning permission for the annexe, hurray! It will be occupied by a family member so they will pay council tax at the 50% reduced rate.

The bit we need advice on is how to connect the annexe waste water to our own connection to the mains sewer. The annexe is over 30m down the garden and we are not sure of the height differential etc and whether we have enough. Do you know what type of professional should advise newname? Many thanks for replying.

Oh and going to be done by a normal builder not an annexe company. Not sure if he has done an annexe before...

Do you have building regs drawn up? These would typically deal with how drainage would work and require you to get permission from water authorities.Your architect should be able to advise.

30m is quite a distance and drains may need to be dug low to get the right level as water wont flow up to a manhole.Is it lawn or hardscaping to the manhole from proposed annexe? Have money in your budget for the repair work once drains are dug as you will be left with a backfilled trench.

Have you engaged a builder yet? If so he may have contacts with groundworkers who would do the work.You really need to have confidence that the solution will work however as getting rid of waste water is something you need to get right the first time.

If you want to get some advice try a company that does groundworks & drainage.

We will get the building regs drawings done now we finally have the planning permission so we will talk to the architect guy about it (don't think he is an actual architect). We just wanted to get a broad idea of the issues to consider as it pays to have a basic understanding of the process we have found

The entire garden will be overhauled (annexe only part of a big project) so that's good from a disruption point of view!
