Downstairs Toilet

I've just had an offer accepted on a property which has a downstairs toilet installed by the current owner within the last year or so. A corner of the dining room has been stolen to create the space and it has no window or external wall. There is no fan or other ventilation so far I could tell. The owner admitted that he hadn't obtained building regulations approval. Does anyone know what the implications of this are? I will flag it with the surveyor when he goes around but it would be helpful to know in advance if this is going to be an issue. Thanks.

It definitely would comply with building regs. Does it connect to the main soil pipe?

It sounds as if you would have to remove it. Aesthetically, it sounds odd.

Why does it sound wrong aesthetically? Ours sounds the same except it's been done by professionals. Amongst other things we needed to have ventilation so we have a fan extracted to the exterior of the house.

The implication was that it was in a corner of the dining room! Now I re read it I can see it could be entered from a hallway. I should read more carefully 😁

Yes sorry for the confusion. The toilet is in the corner of the dining room but is entered from the hallway. I don't want to remove the toilet but installing ventilation would be difficult and very expensive I suspect. Do you know why ventilation is required? Presumably the owner has been using the toilet without problems

The fact that there is no window means you would need a mechanical extractor. It does not comply without.

Also have you done a sound test?! The newly constructed walls should have some sound proofing materials, otherwise dinner parties could be .
