Does loft conversions really increase the value to your property

Hi has anyone had loft conversion done, and does it make a major difference to the value of your home...is it better to just move... A lot of money has gone into renovating our home and we thought if we add a loft conversion it would increase the value even more.......but we do plan on moving ..... (Querie is on behalf parents)

In theory it should add value, but it depends on specifics.

If it was a wee one- bed roomed bungalow, that you've extended to be a 3-bed but no extra living space ..... Then converting loft to add another 2 bedrooms, I'd suggest "added value" is limited, if you've got 5 bedrooms but only one bath / one living space.

There's a lot of logic to the "ceiling price" for any particular street / area ..... Folk looking for (and having the budget for) a 5-bed house in your area probably aren't looking to live in a street surrounded by 1-bed bungalows. Hence, ceiling price.

But done well, in keeping with the area, fixtures / finishes relative to the property and adding relative amounts of space, yes it would normally add value.

They do here provided as Drquin says, the house remains balanced and it's done properly (with sufficient head height).

I also agree that there is a ceiling price - if you have already added value by renovating then there may be less scope for pushing up the value.

But going from 2 bed to a 3 bed yes it would and be more sellable
