Anyone want to help me find a house in commuting distance of Weybridge?

Would anyone who wants to live vicariously, or just likes house hunting, like to help me to find a house, or at least an area to look for houses? My DH has been offered a job in Weybridge but we're finding it a bit overwhelming narrowing down areas to start looking for houses.

The requirements are:
Maximum budget of £550k to buy or £2000 pcm to rent.
At least four bedrooms.
Commuting distance to Weybridge (preferably no more than 45 minutes by car or train).
Garden.
Walking distance of a primary school.
Catchment area for a good secondary school.
Walking distance of a rail station or good bus links.
Garage if possible
Detached if possible.

If you lived in New Haw/Addlestone/Byfleet he should be able to walk to work - that would save you so much ££££££

I think an issue will be finding school places, it may mean going onto waiting lists for your preferred schools. I don't think there is an AWFUL school as such. When do you need to move over?

School places are a bit of a nightmare for primary/junior school. They are building a new secondary for next year in Chertsey.
For Brooklands I would stay more towards new haw/byfleet. Addlestone is cheaper but would need to cycle or bus to Brooklands.

Brooklands isn't too far from Weybridge Station. It's definitely walking distance although a lot of companies have minibus shuttles.

The train stops from there are Addlestone, Chertsey, Virginia Water, Egham, Staines, Ashford on the branch line. Apart from VW, fairly affordable places. The ML stations tend to have higher property prices.

Weybridge itself has the best secondary in the area, but also the highest property prices.

I think you will struggle to get everything you want property and location-wise and good schools for £550k.

My house is worth around your price, and ticks boxes for detached, bedrooms (5), nice garden, no garage. 20 minutes drive to Brooklands (train available). Range of primary schools in walking distance or short drive and "good" secondary.

It's in Egham/Staines. I think this is a fantastic area for community and facilities. If you want to continue with a Presbyterian church, there is one in nearby Slough (my neighbour goes there), but there is also a fantastic evangelical Anglican Church (same ethos as Presbyterian).

I think east Molesey is pricy, west Molesey more affordable but not much going on, easy walk to east side though.
Horsham is lovely and Walton is getting better and better. They have an Everyman cinema which definitely suggests nice night out Smile

Hersham is lovely - there's a sentence that you would not have seen a few years back! Have they ever smartened up the station ?

West molesey also has good bits and all you need is walkable.

Hersham has a station. (Still not somewhere I'd particularly choose to live, though).

Hersham railway station is served by the Waterloo to Woking service and operated by South West Trains. The station is 0.7 miles north of Hersham village centre, adjoined to one side by housing and the other by fields and a golf course next to the River Mole

Sorry of course it has a station (I did state that in my post above). It was a typo that I didn't notice. Meant simply to say the. It is a great station on a fab line! Just not been modernised as far as I am aware....

I would look at Byfleet and at New Haw. Both have great primary schools and are in catchment for Fullbrook at secondary. You could easily cycle to brooklands (or walk from Byfleet if you are feeling energetic).

In terms of transport, both are well served by buses, and you have both West Byfleet and Byfleet and New Haw train stations, which have good connections into Waterloo. West Byfleet is a bit better for trains.

Brooklands Museum is walkable from Byfleet. It is actually closer to Byfleet village centre than Weybridge centre. It sits just over the Byfleet boundary so technically falls into a Weybridge address despite not being close to Weybridge centre. You can walk to it from Weybridge train station, as the station is also not very close to the centre of Weybridge, and shuttle buses run from the station to the business park on Brooklands.
Weybridge is lovely but very expensive. Byfleet, West Byfleet, Addlestone, New Haw, Walton etc are all nice and a bit more affordable.
We are lucky here that there are a good number of good schools but increasing pupil numbers v places is a problem especially as the council wants to build a lot of new houses over the next 10 years or so. What age are your children?

If you're looking in Addlestone and New Haw, look hard at the map. Things can seem good value but are close to the M25 and have the continuous background noise.

I also know the area very well if you need any advice.

If you are new to the area I would always advise renting to get a feel of the area before purchasing but that's just me.

House prices do seem to have gone crazy around here, would it be possible to also look at 3 beds in your search with scope for extending at a later date, just to widen your search? Improving properties is also a good way of making money on them!

The areas closest to the work place are New Haw, Addlestone, Byfleet, Rowtown, Weybridge, Walton on Thames, Cobham.

We have four children with a big age gap in the middle so three bedroom would probably be too small. DS1 and DS2 used to share but their personalities are too different for it to work well.
