Which offer would you accept? (In a dilemma)

We are in the extremely fortunate position of having two offers on our house.

A) is a cash offer for 10k under asking. No chain.

B) is an offer for 5k under asking from a buyer with a decent deposit but who needs a mortgage for the rest. In rented accommodation for another 6-8 weeks. I have enquired whether their mortgage is in place but presume it is.

What would you do? We are stuck.

Well it is very easy to tell if they are being truthful. The cash buyers need to show proof they have the cash in accounts to the solicitor or ea, it is really straightforward. I agree with you there are alot of bullsh*tters out there, but i would definately go for money in the bank, over waitng for mortgage companies and surveyors etc.

I'd be sceptical of the fact he had borrowed a lot of money from relatives. Say they suddenly want it back somewhere down the line whilst you are still in the process of selling to him.

I'd go best and final and go for the highest amount in this case. B don't sound like bad buyers. Most buyers need a mortgage so it shouldn't be a big deal.
