first time buyers and tenancy aggreements

Hi all ,
We are actively looking for a property to buy and we are privetely renting . Our shorthold tenancy aggreement ends in june . We have asked our landlord through the estate agent for a periodic tenency with a 2 months notice on our part .
Unfortunately he is reluctunt to accept that so we are now in a doficult situation . On the one hand we dont want to sign a contract as we might find a property before the contract ends . On the other hand we dont want to rush into buying something.
Does anyone have any advice ?if we find a property in the next fee weeks will we actualy have everything ready to move by june july ?

The address might be in the contract you originally signed op.

I feel for you. Just got off the phone to our estate agents - we are also buying and omg it is taking forever! - so give yourself as much flexibility as you can.

Thank you figgi does anyone else love the new style viewing through websites now ? I am thinking estate agents will soon become obsolete i know its mean but i never dealt with any homest estate agent !

It even says: Letting agents will often resist allowing tenancies to lapse into periodic ones; they like to renew because their contract states they charge another fee on renewal.

Out LL was funny about periodic tenancy too, as advised by the letting agent - it's something to do with the fact that you would be able to leave with only 1 months' notice (if you pay rent monthly, the 'periodic' bit is 1 month). So even though you are offering to give at least 2 months' notice, in law you would not be obliged to. Whereas if you sign a new AST, you can be bound to the 2 months' notice.

It's about trust, and also about getting extra cash out of you for the agent.

We are in the same situation at the moment. Our landlord agreed on a month to month lease probably because we lived through building works for a good 9 months. We haven't found a property to buy and everyone is saying it will take 3 months for a chain and 6 weeks for a chain free property once the process starts.

Friends of ours who ended up in the same situation decided to give notice and move into airbnb rental or a couple of months in-between. I have also sublet to people in the same situation while I was traveling. It is more expensive but if you think about how much money you would be loosing to a landlord if you agreed to another 6 months paying someone else mortgage it makes sense.

I would suggest you look if there are any affordable airbnb rentals available and decide then.

To be honset i dont believe she told the landlord what we have told her about giving two months notice while on periodic tenancy
That is why i want to contact the landlord myself . She has only agreed to give me his address not a phone number so i will have to mail him (!)
Mougly we are in the south east so anything temporary is ridiculously expensive ! :(

I'm in London and my friends who found the short let got it in Walthamstow. Maybe you would consider a double room in a house share or look on gumtree for people going away and not charging more than what the rent costs. I found several sublets on craigslist and rented out on normal rent.

I have looked at airnb thanks for the tip it goes around 40 to 50 pounds per night for a couple which is not as bad as i thought is definately less than our rent anw .
We have wrote a letter to the landlord and we will send it tomorrow
We have decided to risk it of he still does not agree and not sign the tennancy agreement .
Fx it all goes well on our viewings this saturday and we find a property we like to make an offer !
