How important is it to use the same estate agency to sell & buy?

Hi

Just that, really. We are looking to move and sell our property. It's small but in a sought-after area in London and the agents I've spoken to seem to stress how much easier our buying process will be if we use them to sell our property too, more straightforward and they'd make our interest and offers a priority etc. Should I take that seriously? I'd be interested to hear any stories really - of buying with the same agency or buying with two different ones. Thank you!

They should be making your offers and interest a priority regardless of whether it's one or two transactions for them. If they're not, you shouldn't be using them anyway.

The best position to be in as a buyer (if you have to depend on a sale to fund your purchase) is to have an offer secured on your own property at the time you offer on one to buy. Less uncertainty for the seller and less likelihood of it all falling through.

Since the estate agents are not mind readers and don't know which property you're going to buy, you can't possibly know if it will be the same agent or not.

Put your flat on the market adapt with the agency that you feel best represents your bracket of the housing market, therefore has the most reach to your target buyers. That may not be the flashiest EA, what you want is to generate the most demand and therefore the best price.

Good luck, be prepared for some pit falls but it's worth it in the end.

Gosh, to find a good estate agent. Where are they? Do they exist within the M25?

OP, if B (if that's the one that's refusing to put forward your offer) is with NAEA, a complaint might be in order (once you've finalised the purchase with them, or anyone else). By law, all estate agents must belong to a regulatory scheme approved by the Office of Fair Trading, so you can drop the fuckers in hot water if you like.

Thanks guys. Spoke to a different agent at the branch and they have put forward our offer to the vendor. Will definitely be treading carefully with these guys though!
