what would you go for?

but wouldn't it be a weird flow coming into a dining area, going into a kitchen and then over to the sitting area? I am driving myself nuts as I keep changing my mind all the time and thinking i would swap the kitchen back to the original location (which was smaller as we have a nasty cupboard and loo room on the bit jutting out) but then worry that it would be weird walking through the sitting room, then the dining room to get to the kitchen. Go to sleep thinking about it, wake up thinking about it!! We are not rich people and am so worried about getting it wrong!

sorry that sounds awful, what i mean is this is a huuuuggge amount of money for us to spend on the house and i am very particular Grin so the luxury of spare cash to rectify mistakes is not an option

I would consider how you spend time in each area

If you spend a lot of day time on the kitchen I would have the kitchen in a bright area

My neighbours had a similar layout and I found it a little glum in the kitchen

I can't see enough to work out all the rooms so know how they flow in relation to each other. How wide is the proposed kitchen area? and more importantly, what's the aspect? because it looks like it'll be dark, however, if it's south facing at the back, you don't necessarily want the kitchen to be placed in the lighter areas. Either way I think you should get good advice on lighting.

My initial reaction is to go with that plan and have statement lighting over the island. It looks a bit tight to chop the room with a peninsular...but I reserve the right to change my mind with further information Grin

I don't understand what people are worrying about with splashes from a hob on an island. I have had one for years and never once splashed anything outside the perimeter of the hob itself - what do you cook that's would splash about?

Personally I'd go for looking away from a wall if I could, being in the kitchen cooking and taking to my children is one of the best parts of my day, I wouldn't want to be always half turning round to see them.

enrique the room which is currently what we call the back sitting room is west facing and is 370cm wide. It is a little dark at the internal end and gorgeously sunny down the currently unused west end. One of the reasons for moving things around is I want a sunny sitting area (we already have an east facing front lounge, lovely in the morning but a little glum in the afternoons in winter). I spend a lot of the time sitting at the dining table in the breakfast room on Houzz and Mumsnet and Pinterest doing bills and chores and research Wink That room is north facing & will become the utility & downstairs wc/wetroom). I don't like to cook much but have to and when i do i don't like to be alone Blush hence wanting a more sociable layout but not wanting to give up my sunny sitting area. Did i mention I'm a little particular? Grin

I would put the kitchen where the dining room is as no one is going to want to sit in the dining room chatting to you-much nicer to be overlooking the sitting area

I don't think walking through the rooms matters as you have a more formal lounge at the front

Do you have kids - if so how old?

langlandgirl · 14/02/2016 20:36

Ok so i am definite now on the hob facing in towards the room/garden after testing the half turning theory. However i am now back to worrying about the positioning of all the rooms! BYO i definitely cannot get my head around the kitchen being between both sitting and dining area. Have you got any links to any pics of this layout maybe [waiting hopefully emoticon]. Maybe i should start a new thread and Mumsnet can re-model my ground floor!

What are the measurements of the dining room

I have no links but the layout I am thinking of Has dining room and storage cupboards in dining room which is just a dining room - not really used for anything else. Kitchen has wall units and big island looking onto sitting/play area with stools on island for chatting and breakfast

I'll see if I can find the house on rightnove that I saw I a magazine recently that has what I'm thinking of

langlandgirl · 14/02/2016 21:45

rear of back lounge which is currently proposed as the dining area not dining room is about the same size as the proposed kitchen - 380 wide and 330 long to patio doors out to garden.

Could you actually fit units down the wall?

EnriqueTheRingBearingLizard · 14/02/2016 22:24

If I were starting from scratch, keeping the front formal sitting room as is, I'd have the large entrance hall as combined formal dining, put the shower room across the hall and the utility, so taking the place of the planned kitchen and then do a kitchen/eating/lounging room right across the back accessed directly from the dining part of the hall. The kitchen part would be where the dining area is now, so only accessed by those who need to and with direct access also to the utility room.

That may cost more or be a bit impractical depending on where the downstairs toilet could reach to the foul drain?
