Urgh after having another offer rejected we are having to be realistic that we are being priced out of Leyton / Leytonstone.

Any opinions on East Ham?

Well considering it's been on the market more than 4 months an offer 10% under asking price wouldn't exactly be crazy, so more like 25k and no need for the Confused and negativity.

Just reminds me of estate agents flinging properties at me for 25k over what I'd told them our maximum budget was and then saying 'oh but they'd be willing to negotiate'. Really? They'll come down to my maximum budget? No? Right then.

I have no idea if the OP is one of those people who says they have a maximum budget and in reality has lots more to play with, but it can be quite annoying for people to suggest things that are significantly outside your budget. That's all.

Thank you. Lovely flat but our absolute max is £450k. To be honest, if I had the extra I'd have been able to buy where I want to be by now! Is the market slow in Brockley or is that just massively overpriced?

OP I have no idea why it hasn't sold. When I viewed it I was put off because the upstairs flat had wooden floors and you could hear every footstep, but he obviously got that feedback from others as well because it's since been carpeted (I stalked it for a while!). I don't think it is overpriced for the area really - not by much anyway. It's a developer selling it so maybe he's just happy to wait and get the asking price as the market rises. It is a stunning flat - nicer than it looks in the link (and not mine I promise!)

I know few couples that moved there 2-3 years ago (from Hackney and Peckham) thinking it will become the new Walthamstow / Leytonstone. They have all since sold up and left! Many social problems, break ins and violent crime. One got mugged twice in one year! and another had his bike stolen and beaten up.

I wouldn't go there, specially not with children. It won't be up and coming in a long while considering there is no investment in the area. They have had alright public transport all along and normally this help but not in East Ham.

Hi, I/We live in Eastham, Central Pk area. We moved about 3 years ago from West London. We like you were out priced from Leyton, but when we looked at East Ham/Upton Pk we found we could afford a house and a garden! We moved about 3 years ago when I was pregnant, my little girl is now 2. Like many people on here it was a shock, poorer than other areas and no cafe or pub and a bit grotty..BUT I have to say it's one of the best places I have now lived (and I've lived all over London). If you have babies/children the community is AMAZING! there are soo many baby/toddler groups. Some of the children's centres are free, there are loads of soft play options and lots of park and libraries. Newham NCT is brilliant! There ARE a few gastro pubs in Forest gate (Forest Tavern) & Manor Pk ( baby friendly) also there's cornerkitchen and Coffee7. Look at the blog 'Eastblam' for more on Eastham . I know most of my neighbours & I'm constantly seeing bad tenants turfed out and the houses being rennovated. Also West ham are moving this summer and a huge housing development will be replacing, so the area will take a massive leap in the next 5 years. As you can tell I'm slightly protective over the area.. I just think why live in a tiny flat with not much outside space when you can buy a house.. honestly the community of amazing mums is there, you just have to scratch the surface.xxx

And just one more thing...... I have friends in Walthamstow and Leyton.. Just because the gastro pubs and fancy cafes have moved in doesn't mean the crime has moved out.. East London is East London its definitely no Richmond!..There is crime everywhere!

We looked around central Park in East ham last year and I'm not sure if you will get honest answers when someone already lives there as people like to be protective of their property investments.
We spoke to a lot of tenants to get a clear picture and the feedback was awful! One guy has a Romani brothel as a neighbour in what looked like an alright place from the outside. Looking at the statistics it had the highest rate of rat infestation in East London (probably because the council doesn't pick up the rubbish regularly) and also car break ins to the point people said it was a nightmare trying to get an insurance. All the cafes and pub mentioned above are in Forest Gate, thats the place we are now looking in and though not fancy it's ok. Looking at the food hygien rating 80% of the places we looked at in East Ham have 1-2 out of 5. That is shocking!

Mougly yes of course I'm going to be protective of my property investment, however I am not chained here so could move if I so wished. Yes there are Romani brothels, but they are everywhere, I lived in Kensal Rise and there was a stabbing at the end of my road (non gang related) I've live in Shepherds bush and there were gangs on every corner.. If you would like to live in Chiswick I'm afraid you have to pay Chiswick prices! There are places to eat, I wouldn't buy in those 80% of food places because I don't eat fried chicken or kebab, just the same as I didn't eat in them in Uxbridge Rd. There is the Newham app to report rubbish and they pick t up the next day, our rubbish gets cleared every week like everywhere else. As I said previously it has a great community, but it is a poor borough, what do you expect! If you want to buy one of the last remaining 2/3 bed houses with a garden in a victorian housed tree lined street, in Zone 3 & within a 15 min bus ride to canary wharf and 25 mins to London Bridge still at an affordable price, then it's a great area. And the developments in and around it will change the area in the future, regardless of your thoughts. If you want to live in a smaller flat in a 'so called' better area and pay double then it's your choice, I do not have an opinion on that. Protective or not, as a resident I'm probably more qualified to have an opinion on the area, and as for car crime, robbery and rubbish, well that's pretty much all over London, although after 3 years of living here and having a big community of friends here now I haven't heard of one case yet, although my friends in Ham nr Richmond have been broken into twice. I think you need to be open minded, this is London, there is always right and wrong sides of the tracks. Eastham is not a ghetto, its not high rise flats and council estate after council estate. It's Victorian family homes in a residential area with great housing stock..but unfortunately without a cafe or Gastro pub YET. No brainer really..

OP have you considered Canning Town?

The whole area is going through a massive regeneration, several fancy residential developments are currently being built and it is on the Jubilee Line (15 mins to London Bridge) and DLR. O2 Arena and North Greenwich one tube stop away, Canary Wharf 5 mins by DLR.

I think it should still be relatively affordable and it sounds like it is going to become nicer soon.

There are certain roads in East Ham which would be very much older (retired) owners and very quiet. Flats might be mixed. With half a million, I would expect to get a nice terraced house in East Ham.

Hi, so this post is pretty old but thought my info would be useful for anyone doing research into East Ham in 2018. Been living in East Ham since 2006 and witnessed the population grow to a horribly large number.
Transport from East Ham is bad! particularly if you want to live in the 'nicer' part which is Central Park. One of the reviews states it takes 15 mins to Canary Wharf..ah NO..it takes 15 to 20 mins just to get to Canning Town station in the morning. After work, forget it....it takes half an hour or more from Canning Town to East Ham along Barking Road on 115 or 5 bus because Barking Road is so congested. Bus times are also bad. It takes 15 to 20 mins walk to get to East Ham station from central park. It takes me 1 hour and sometimes 1 hour 15 mins to get to Euston where I work now because Hammersmith and City line is rubbish. Central London takes 1 hour or more door to door from Central Park, East Ham. That is truly absurd.
Since 2012 and more so since announcement of brexit, I have noticed an influx of migrant communities from Romania and Bulgaria, sooooo many that East Ham feels like I'm living in a combination of Romania, Bulgaria and Poland. There are sometimes big gangs of up to 10 Romanian children loitering along East Ham high street in the evening. I have seen them climbing trees and over the gates of parks after closing time and generally bad anti social behaviour from some children of this community group (I am just telling you the state of affairs and not trying to speak badly about a particular race of people). You can sometimes spot large groups of Romanians and their youth in the parks and high st which can feel uncomfortable, not the fact that they are Romanian but the fact that in their communities it seems they like to walk around in groups of 10 or more people! I often see pimps and young girls from Romanian and Eastern European communities putting up stickers or littering the streets with adverts for prostitution. There has definitely been an increase in recent years.

The brand new library and gym was, you would think, a welcome addition to East Ham but read the google reviews, unfortunately, it is a glorified play centre catering for new mums and it stinks of wee cos it attracts the unfavourable types of society.

I am praying for aggressive gentrification and waiting for Brexit to happen!

Wow @shabz12 why does it matter to you which country these youths are from? There are a ton of British 'youths' hanging around all over London as well. They simply don't have anything to do after school because the current government refuses to invest in youth centres and other after school activities. This isn't just happening in East Ham, it's happening everywhere.

Anyway, I am interested in what East Ham is like in 2018 and would like to hear from other people who live there. I have been following the EastBlam blog for awhile and it seems there are now a few nice cafes/pubs etc. and the area is 'up and coming'. I like the area around central park, it's really nice and can also see the potential in the high street.
